Agree Guitasolo I'd have been happier to have seen that too. Think they said eps increase will be double digit, so hopefully in a year we'll get double digit div increase, overall they targettting 10pc return so hopefully that will accrue to nav and share price

Dadean, I would agree allow them to digest C&R for the next 12 months. But this is the same rosy picture from AL we get year after year, and the dividend is going DOWN! I do believe that these REITs simply can't get much cheaper, but REITs exist to pay a dividend and by that measure NRR's performance is not good.

It is cheap, I'll give you that! I did say to Oldbutnowisa that it was worth is under 70p. But I would really like to see the dividend increasing (in case that hadn't come across!)!

Think they need to digest the acquisition guitasolo, then we'll likely get a bit more. This company is now lean and clean. The overvalued nav and div of the retail reit sector is over. I'd recommend any original holders like myself reinvest your divs, double down, as we've a much cleaner investment now.. Plus a margin of safety.

Indeed Krusty, when you read AL's statements it all sounds wonderful, transformative, excellent! But given any REIT's tax status I would say the measure of it is the dividend:

2022: 7.4p

2023: 6.7p

2024: 6.6p

2025: 6.5p

So what gives?! When is all this fabulous new leasing and re-leasing going to give us a bigger dividend?

And I promise I won't mention that this used to pay a dividend of 21.4p!

Indeed, I've a batch of gov bonds {recently bought} , just wondering if buying more of these will be wiser bet for capital preservation than bonds plus pays plus 3% over the bonds....

I originally thought bonds would recover in next 12 month but not so sure
