Bought a few more. I have also held since UK coal days. Labour Government should encourage building houses and other building projects.
There was a Yorkshire press article last week about this been along time in the making and now permission granted very good news.Peel holding upped stake again the other day topped up another 2000 this morning.For me a good long term holding or takeover target? Good luck

The RNS today provides a helpful tailwind towards the company meeting its strategic goal of a £1Bn net disposal value threshold (a new planning permission in Selby granted for 1.9M sq ft of industrial and logistics space). There continues to be just 3 shareholders, including Peel, accounting for 70% of these tightly held shares. I think attractively priced. And all this being achieved with just 120 staff at the end of the last reporting period.

Good weather bought 5%+ off the Board of the Pension Protection Fund At a premium to market price of £1.42.Are they planning to get to 30% then launch a bid either way I am well overweight here and very happy to hold what ever happens .Good luck all

199p to 205p is NAV/PS as independently valued by 3 qualified sources in the trading update.
I also bought a few more yesterday .
We had a not bad update muted response in share price but I bought my 3rd holding on the day and doubled up and looking a good move upto now .
Yea I’ve bought 2 lots low £1 was very surprised these had not moved much with the general house builders was going to buy a 3rd lot but moving now.Also Boot has lagged and no interest there but I’ve added again 3rd last 4 months.There both long term attractive holds with a chance someone will finally show interest I’m sure there will be some MA in this sector.

Harworth directors ignite hot property

It is not entirely foolproof, but following directors when they buy shares in their company is rarely a bad move. That is what draws the eye to Harworth, the property group that specialises in buying old industrial sites, cleaning them up and pushing them through the planning process to be used for homes, warehouses or workplaces. Its preferred hunting ground is the Midlands, northwest and northeast England.
Regularly overlooked by investors, its name came on the radar recently when three directors dipped into their pockets to buy stock worth nearly £100,000.
One was new chief executive Lynda Shillaw, who this month completed a review of the company and decided to double its size in five to seven years.
Given that she then made a £30,000 share purchase, she clearly has faith.
Veteran investors may recall that Harworth emerged from the ashes of UK Coal, the doomed, privatised coalmines once owned by the late tycoon Richard Budge.
Harworth was the part of the business that owned the land. It has been performing well since the worst of the pandemic, with a chunky 15 per cent return in the first half of the year, partly due to its focus on warehouses, which boomed through the online shopping surge in the work-from-home era.
But that six-month period was nothing unusual. Harworth has a decent track record of steering land through the planning process and either selling it on or developing it itself.
Shillaw has declared her doubling of the portfolio will be driven by building more warehouses from a rate in recent years of 200,000 sq ft a year to 800,000, while growing its land bank — currently 15,000 acres.
Hedge fund billionaire Nick Roditi, who learned his trade at the knee of George Soros, upped his stake at the depth of the lockdown last year when the shares were at rock bottom and is sitting on a tidy paper profit. His London & Amsterdam Trust is now the biggest shareholder with a quarter of the business — a little more than the Pension Protection Fund, a legacy of the UK Coal collapse.

Investing beside such dominant shareholders may put off some people, as will the fact that Harworth’s shares have already had a good run up this year. You might end up having to stay in for a while to see gains.
But with the shares still trading at a discount to the forecast value of its developments, it’s worth following bosses’ footsteps and buying for the long term.
Essentially the article promotes the idea of investing in companies when their directors invest which the CEO has done recently , it also talks about other big investors in the company . The article speculates that the forecasted value of developments is greater than the value of the shares and that it’s worth investing for the longer term.

Tipped in The Sunday Times today which should bring in new investors. Article also identifies the individuals behind the largest shareholdings.
I reckon the rise might be more to do with Michael Gove being appointed housing secretary. Industrial/ business parks will probably get pushed through quicker.

I agree, it’s such a good sector to be in now and there is clearly great optimism about the next 5-10 years. I like the slow way they are building the investment portfolio too, it will end up being a very valuable asset.
Amazing results and dividend upped by 10per cent. Company well on way to doubling in size. Staggered that this is so under the radar

I totally agree ,its loopy. Despite my better judgement I bit the bullet and bought some more this afternoon as I think the results will be impressive and I have faith in the team .... but the spread will discourage a lot of potential new investors
yet more misrepresentations of the mid price[declared share price] of this stock , it is very tiresome and goes on and on

Latest Ironbridge Power Station demolition scheduled
The latest stage of demolition work at a former power station will take place later this month.
The demolition, at the former Ironbridge Power Station, will be the fourth major piece to have taken place at the site since it was decommissioned.
Harworth Group, which owns the site and is clearing it ahead of proposals to redevelop it with around 1,000 homes, said the next demolition is scheduled for 10am to 2pm, Saturday, February 27.

Really impressed with this company. Solid results and lots of good opportunities for the future. Also sent a query to the company which was very efficiently answered in detail. Am very pleased with my investment here and even more after the results which the market clearly liked.
Further reduced risk here on this basis - risk was already low, and potential rewards are significant in terms of both income and capital growth.

The interim results issued in October talk about the dividend plans.Paltry interim paid.Final will be on release of full year results, probably April- time.
I have only recently invested here and in fact added to yesterday so have nor followed this company for long. I too noticed you point so we seem to have no way of knowing whether the transaction was at a profit or loss. I have read on their company page that they are restarting dividends but cannot find any dates . Do you know any ? I emailed the company yesterday on their investor page asking this question but early days for a reply. I dont know as yet how good they are at investor relations. From what I read though the company seems to have the right ideas re growing the business......if they can get the prices right !
Good point, although the book value the mention normally related to to non-income generating land for housing/building that wasn't producing income at the time of sale.
Another sale announced.Probably good news, but noticeable that no mention of how the sale price compared to value in the books, as with previously announced sales.

Share price will only rise if discount narrows,which is a function of sector discounts,and specific views about the ( short-term?) prospects for HWG.Perhaps they need to make themselves more attractive to investors.They could get the divi to Market level or get the NAV.I have high hopes that the new CEO/ CFO will bring a more ruthlessness and bite.
