Capital & Regional plc, the co-investing property asset manager, today announces that the Mall Fund has completed the sale of Aberdeen Shopping Centre to a client of Rockspring Property Investment Managers LLP for a price of £47.4m reflecting a deemed initial yield of 7.9%. The valuation of the centre at 31 December 2009 was £46.0m. Capital & Regional has an interest of 16.7% in the Mall Fund
There is good news going to come here very soon as we tentative signs of the end to the property slump. It will however take some time before this feeds into cal because it is only when they sell a propoerty or the rent increases that they will reap the rewards. As capital prices increase rents will not be too far behind, so take the strain and hold on because when this is one to put in the safe.
Agreed, may take 6M-1yr plus but I will expect a decent return on this one :)
Because this has become too small for some of the bigger investment houses to invest in. It has a very good portfolio and part of the dimunition in value is down to the a mass rush out. When the mass rush in starts they will rocket.
I like to see a share like this going up steady rather than taking wold swings. This will be a very fine share in about 18 months when nthe mproperty market begings to rebound in ernest.
Business is looking a lot better, but not sure if share price will go much higher. It seems good news makes little difference.
But it has a great future and is sure to go up big time

Nice piece in IC today rating this as a buy. NAV expected to recover to 53.7p by the end of this year so current SP represents a 33% discount to NAV -seems an absolute bargain, and like others in here I see this as offering great potential over the next 18-24 months.
Guys this is my opinion and I don't care whether you agree or disagree. I'm going to say this in Layman's terms like my self. For the long termers in here like me I bought in at 36 (besides the point), this share will be a couple of quid in say 2 years time. My instinct is based on historic data and my speculation. 1. In March 07 Cal were trading at £15 I think, and was probably nearing to the UKs property markets peak. 2. This time last year CAL were trading at circa 0.50. 3. Aug 09 (only 4 months ago) CAL were trading at 0.90. With optimism and speculation the next couple of years the UK will see a steady growth recovery within the property market as everyone is already aware of. With peaks and troughs every 10 - 15 years say, calculating on a prorata basis of £15 pound and 15 years, equates to my assumption of £2 in 2 years times. Good Luck!
Evolution securities initiated coverage with a 50p price target on 8 December 2009. "We initiate coverage on Capital & Regional with an ADD recommendation and a target of 50p. The current rise in property values will benefit the most highly geared vehicles, and C&R’s co-investing asset management model is nothing if not geared through its three funds. This leverage will reduce rather than remove the structural balance sheet issues but in the current market conditions we believe the shares offer a trading opportunity." Personally, I believe the recent decline in the share price reflects a general lack of interest and poor sentiment around this sector, rather than a reflection of the underlying prospects and value of CAL. The business is highly geared, and as noted by Evolution, will mean that any uptick in property prices will feed through as much greater improvement in the firm's net asset value. As such, this is something of a waiting game. We're waiting for more signs that commercial property prices and tenancy rates are improving. When these feed through, as I believe they will in the first half of next year, there will be a flow of equity back into the commercial property sector which has up till has been shown very little investor support. The prospects for short term share price improvement here are very significant, in my opinion. As such, I am not overly concerned by the share price weakening recently - as it is on the back of very low share volumes. When volumes return, the current share price will quickly be eclipsed. I am in CAR really doing well price has gone up 30% in a month worth a look. Back to CAL any body have any ideas on future growth in the business, cant find much info on there future plans?
was hoping for 45p for christmas, think i was a bit to Optimistic. May be spring next year now, who knows?

There is just no demand for shares at the moment, CAL has done well but there is no great rush to buy into it.There is alot of companys like that at the moment, TEF had great results and there share price dropped (work that one out}

A lot of buys for small amount of shares 3 to 45, similar on cad, jpr, lmr, mec and probably others. normally see the odd few but not as many as today. weird!

I think all shares are priced to low at moment, people are noy buying unless they are really cheap. Just have to wait to the mood changes. Look at BARC crazy how they have fallen, yet the have done so well.
