Topps Tiles plc ("Topps" or the "Company")

Director/ PDMR Shareholding

The Company has been notified by the trustee of the Topps Tiles Plc Share Incentive Plan the Yorkshire Building Society (the "Trustees"), that on 14 November 2012 the following Directors acquired ordinary shares of 3.33 pence each in Topps Tiles Plc ("Ordinary Shares") under the Partnership Shares element of the Topps Tiles Plc Share Incentive Plan at a price of 48.24 pence per Ordinary Share. The transactions for the Partnership Shares took place on the London Stock Exchange.

Matthew Williams will now hold 567,661 Ordinary Shares representing 0.3% of the issued share capital of the Company. As a result the combined holding of Matthew Williams and Lucia Williams, spouse of Matthew Williams and a connected person, is 630,661 Ordinary Shares representing 0.33% of the issued share capital of the Company.

Rob Parker will now hold 117,591 Ordinary Shares representing 0.06% of the issued share capital of the Company.
