I'm not here to get in to an arguement or indeed rattle any body's cages ....simply putting my point forward as I have as I say over 30 years combined experience in the property industry on both sides of the fence .

I did not say that the industry wasnt regulated but in all fairness the regulations that an Agent would have to comply with ..ie Energy Certificates ,Money Laundering etc whether I used the services of an Estate Agent or sold/purchased a property myself with just the aid of a Solicitor I would have to comply with these regulations.
I would just save myself thousands in the process

As for The Estate Agents Act yes....I would have to know and comply with this.

I have been in the house buying and selling business for over 30 years as a Developer . I then went into becoming an Estate Agent after being approached by a local Estate Agency and had no training or qualifications in that field .I stayed in Estate Agency for five years and progressed to being a Branch manger . Again no training or qualifications in that field .. I was successful in both selling and letting properties and made that particular branch very profitable but not once was I ever asked or questioned by vendors or landlords or indeed anyone as to any qualifications I had to sell or rent out properties and indeed there were certain regulations that I had to follow …..but basically yes anyone can become an Estate Agent as it is very unregulated, I am first hand proof of that .

What the hell just happened there ...share price just plummeted to 368?? anyone have any idea .....or is it because they are about to rocket up ??
