Cale will likely come in again after another big haircut, they need atleast 6.5% guaranteed return. I doubt they will secure a better deal for Trafford, they have been trying since February, if they could get 6% financing why would they enter onerous arrangements with Cale?

I am not convinced the retailer CVA’s is too much to worry about since that is part and parcel of the business cycle, with the likes of arcadia being replaced with better players like Inditex and H&M. The big elephant in the room is the credit markets who now refuse to lend on retail.

The best glimpse of current values we have seen is the Cale st deal. Although the headline is 6.6%, I think the value of the priority waterfall is worth another 10-20% on top. So Prime values are currently ~7.5%. Meaning super is 5.5-6.0% and that is how I would value INTU’s portfolio at the moment.

We both know that, but they would not be worth 50% less than BV which is what the market is valuing them at. At the end of the day the RIC’s valuers are a bunch of crooks IMO and they are not properly marking to market.

To be honest I do not think these retail parks will hold up that well apart from the value part of the sector. Whilst Intu is trying to create destinations with a higher mix of leisure activities which has higher margins look at the financial of BOWL and you will see the profits they make. That is JW’s philosophy as well. Intu are spending £92m redeveloping Broadmarsh which will yield 6-7%, what a waste of money. If only they used that money on share buybacks it would completely wipe out the shorts since less than 10% of the float is held by non-ii’s.

Not sure I would call that retail park in Birmingham prime by any stretch.

Very tempted to buy a few. Will double in next 12 months. I doubt funds can buy any meaningful amount at this level not enough liquidity.

I personally would buy this but not in a million years without knowingg the placement price and conditions. Too risky, since I think this will continually edge lower due to the BOD providing an invitation to short to all the crooks out there. It is a real shame to see a sp destroyed in front of your eyes.

Some investors attribute up to 85% of the value of a share to good corporate governance. This is clearly that theory in action. I would have thought now would be a great time for a rival to come in and buy the company. But seldom do you ever see M&A activity as such distressed valuations, more likely to see sh*te like Sotherby’s sold at a 60% premium to some hedge fund.

Definitely worth more than £1 or whatever it is now. But at the moment you don’t know the value of each share since the goal posts keep moving. Though I expect the sp to be multiples of whatever the placing price is next year. These mistakes in relation to NMW/tax/IPT/VAT happen all the time and is nothing new, even the best of companies can get wrong. The BoD are exacerbating this crisis into a going concern issue when it should be just a hiccup.

If you still have a position I would sell out. Situation is hopeless, BoD destroying a good company by not thinking things through. The MC is lower than the amount they want to raise, meaning massive dilution.

Might even fall below 500p at this rate. No doubt the office manager is day trading this to death or is he still holding out for a multi bagger?
