Even if the LTV covenants are breached I doubt the banks will act if the rent roll does not go down materially. If the banks called in the loan it will be a massive credit event like 2007/8, since there are few buyers for retail assets at the moment. INTU may be forced to sit it out paying down the loan over a number of years. They have asset specific LTVs at 65% which may be breached and will have to be curred easily from cashflow. Their $1.5bn SGS facility has an LTV of 80%, so plenty of room there.
I always take predictions of bottoms with a pinch of salt. I will buy at 700p, since prices never plumb the depts of what some of the uber bears predict.
Based on the current share price the market has already applied a 40% discount to INTU’s UK portfolio. I somehow don’t the valuations will be that bad, maybe 20-25% tops. The 38% discount applied to the Birmingham park might be due to the vacation of M&S and now Debs as announced in their CVA. Question now is what will happen to their LTV’s.

When I see sh*t shows like mtro kie and this I really wish I was a shorter. I can see why pros do it, the management in British companies leaves a lot to be desired. A whole week and still no rns this will not end well.
I am not saying I do, but you are asking too many noob questions. I would not be investing in anything without doing atleast a days worth of research on it before I do. If you read all the messages on this board going back 10-20 pages you would not be asking these questions. Sorry I do not mean to be harsh.
