Yes, but this is a short-term issue. Share price is already down a long way. Already up at £22.10 today and expect to be higher by mid June. There are shortages of everything but the houses will be handed over and they sit on the balance sheet until completion.

Cost of living is no different in you buy a house or rent one. New homes are (supposed to be) more energy efficient than older homes. Cost of borrowing is still very low and will stay that way. With a period of high inflation house prices may lag but will ultimately benefit. So... Although this year is unlikely to be a bumper year with higher costs of building, I really don't agree with you. The PSN price has already dropped a crazy amount and gives a dividend yield that is clearly too high.

Nice statement from Liberum suggesting UK builders and especially Persimmon have been oversold and are now undervalued. It's going to be rockier going forward but at the current price it's got to be a solid medium term buy.

Will only have a major impact if they either say something to undermine the expectations laid out in the Annual report, or to improve expected performance for the current year. The numbers will be everything. Hopefully no clangers will be dropped...

It's not whether someone bought shares via a broker bit whether the shares are held directly on the shareholder register or via a nominee account. If you use someone like Hargreaves Lansdown you do not hold the shares in the company register - they do. This allows HL and others to reduce admin costs and assist with stock lending to allow short sellers to profit so I hate it, but it does make trading cheaper and easier.

Yes, but FY 24 ends end Jan 2024, doesn't it. If a dividend is reinstated at that point the share price should be at least 100p per share, so the annual return between now and then would be about 25% plus. So, I don't think it's much of a surprise and would underpin the current price. I'd have thought it would already have plumetted if it was going to...

I believe it's no more than a bot doing simplistic calculations and of absolutely no value whatsoever. However, hope they're in the right ball-park now...

Well, of course we don't know what will happen, but you've bought at a really good time. 11% div yield (which could go down, naturally, if there's a property downturn, but hardly likely to reduce to zero), with inflation bad in the short term but house prices will ultimately rise, and a company with little need for heavy r&d costs, with plenty of cash, no real debt, and with plenty of land for development. Well, it's up about 3-4% from lows even after dropping back from today's peak, and with the price likely to rise as we approach xd date I doubt you're right.

I think I've got it... Simes either works for the Bank of England (their predictions are usually wrong) or is a disgruntled former employee of CF, or is just a sad, negative person. I doubt he is up to shorting the stock, but that remains a distant possibility. I sold some today. Nice 17.5% profit. Will buy them back if the price drops but tbh there are lots of bargains on Ftse250 at present, many paying a healthy dividend. So I've switched a chunk into some of them. Putin notwithstanding I am hopeful of having to pay some cgt again soonish.

This is pure rubbish. While nobody is expecting an easy ride for CF this year, there are more partnerships, cards selling at higher prices, shops (hopefully) open fully, other product lines being added, increased online sales, new partnerships likely, and a value based brand like CF is well placed. Kids will still have birthdays, and parties, and so will their parents and grandparents. Inflation is good for share price once it drops again and interest rates are going to stay relatively low.

I've been buying PSN for a couple of months and trimming back on uplifts. I'm down under 10% which with the dividend is not so scary. I'm sure that cheap new houses will continue to sell. No more expensive to buy than to rent for a young couple in many parts of the country and high inflation is an incentive to buy. Interest rates will stay historically low too, even if they have jumped a bit. Government will want to extend any schemes that offer growth in the economy. With no debt and high profitability and a lot of land already bought, there's plenty to keep the company ticking over for the next year or so...

On the face of it yes. However, as we know they've just refinanced and paid off a chunk of debt. I would expect a good further chunk of debt to be repaid over the past 12 months and they could then refinance or just pay off the debt that has the restrictions attached. I don't see that they should need to wait that long. However if a 5p dividend is paid in 2 years time (or so) it should justify a roughly 80-120% uplift in SP over those 2 years or so. Pretty good return. I will wait...
