I think the shorts are relying on there being to apparent imminent news that would cause a change in sentiment on the bank sector..global economy, brexit and interest rates plus any internal stuff seems more than enough to keep any IIs away at the moment. Personally, I think the key driver amongst the above is Brexit. Other stocks dependent on the UK economy are also getting battered - they need to sign a deal and get us back on the move upwards!

Being prices at about 14x 2019 forecast earnings, sector average more like 7 times I think. So this SP seems to be a reversion to valuing this as a mature player that is not growing anymore...which IMO seems to be wrong, but what do I know.

Timing the entry is always the key here and avoiding 'the big fall' which always threatens but rarely comes. Trump will either dial back some tariffs or do a deal when its election time..I think its easier for him to just dial some of them back. What makes you think someone has to pay off or refinance all the debt? Not sure you have a balanced view of the opportunity here for someone like Peel Holdings..the Arndale and TC are crown jewels in the second city crown...this is cheap at current levels

On the flip side, very cheap GBP at moment and comparative haven from turmoil over in HK - a lot of foreign buyers like to park cash in UK property. Not sure anything happens in this respect without Peel being in on it though...
