Sain....the home builders are all doing just fine and are increasing output,year on year at a pace that suits them.Isnt the trick to keep supply just below demand so that things keep going in the right direction.Imagine the pickle they would be in if supply and demand came into balance.Hopefully HPI will moderate for a few years to about 2 to 3%.After the madness of 2007/8,the homebuilders deserve an extended period of being able to drip their bread deeply in the gravy.

Sain....In the Bellway report posted below,they state that 32% of their London sales used Help to Buy and Redrow are perhaps in a similar position.TEF Help to Buy purchasers are probably less than 5% of the total.

Wasn't complaining James,just bemused by the investment community's lack of enthusiasm for this little gem.

The market didn't seem to be inspired with the trading update which contained nothing new other than a warning of H1 numbers being significantly less than H2 and confirmation of full year guidance.The half year results due to be published late next month are unlikely to contain any surprises.Further announcements regarding site purchases and/or IPRS news will probably not affect the SP in any major way,they don't usually..We may have to wait 6 months until H2 trading update in April for any material share price movement.Difficult to see us doing anything other than drift along with the general home builder market in the meantime.

between us,we could borrow �303m from the banks and buy TEF at the current market cap.Lets say the borrowing costs amount to about �15m per annum.lets say,after tax profits for the next 5 years will be about �45m per annum on average.Very nice....or am I missing something?.
