Plots that are classed as Affordable are built now by Wimpey and other builders. This is a term for social housing plots that many sites now mix into the private plots, part of prev govt plans.

I guess its all talk and politics, "We are going to do as promised"... Time will see. However as we have been pushed back over £1.50 thats a good thing - with Inflation alread getting better and interest rates stabilising, and more buyers of the shares, we should so towards £2 in a year - I hope

Long term trading in an ISA I felt has been one of my better desisions, especially as a year from retiremnet and the value in my Isa is mine to do with as want, not to be touched by the Tax Man.

I had a sperate trading (NON ISA) account so each year I transfered 20K worth of shares to the Shares-ISA and then closed the original (Both were Barclays and it was a simple to do)

Its not a shock that sales are down etc ....

But sales are on a slow recovery

Councils dont build houses, they get the builders to do them, or HA get builders to build them, or the private build sites have to add some social plots, all as they do now. Nothing new and Labour have a poor record of doing anything for housing. But as BOE reduce rates etc iot will all come together, but time will be recuired, as usuuall on the rollacoaster is building sector, been lower, will be better 6 months, just a case of do we hold on to them for now. I just want to know if Div hold up.

To install PV you do need to ensure can take it, but panels are not heavy, built in replace roof tiles anyway, and to confirm as far as TW go....

More buying shgares = gpoes up ... and will do spo as people get back to buying new hopuses, which has already started, as the interest rate is stable.

PS hope do as hold 85K shares.... less than did at one point - ill be happy to get to £2 which I belive is where this company should be...

AbjectPerformer - Not a clue. It should be 150+ in my opinion, but im biased as thats my break even. But its settled for the last 2 weeks, I beleive most say undervalued, but ultumatly just needs more buying then selling and will recover. The div payment is due around the 11th May, which may push up as some reinvest dividend payment.

How many if any TW new build housing contracts have maintenance contracts for communal areas ?

On the rest, quality, I have been around TW, George Wimpey contracts for 42 years and always noted the build to be better than most, especially the likes of Persimmon. Currently TW push quality build so much its quite hard for the poor subcontractor who is expected to give 100% spot on work.

Lets talk TW up instead of bashing it.

Yes - all in last report. But this year, this year from January, starting to pick up, 2024 will be better for TW and year after better agin, assuming not extra wars etc !

Only issue currenly is new regulations that have to be done, part L etc.... as regs are normally related to date of planning it not normally a issue, but Partl L is not so it may not have been costed when site started..... dont worry to much though as usual its the poor subbie expected to do more and be paid less . ;)

So who really knows, its about buy/sell. more buys than sell and prices goes up, so its really how many sell after Ex div day, and we dont know - I still feel should be 150 and better. like to think when the world settles down more investers push this back to £2, next yedar or two. Been there not that long ago

The branch Stockton on Tees, was knocked down last year, but Barclays opened a new branch in Stockton, not far from the original, all new. So I guess close those not making financial sence and those that do, keep open, in this case new.

I agree with closures where required, as do we really need to visit branch that often now.

W13Ken - Just a note, its always a Easter Saturday, before Easter day which is always a Sunday (The date may change but its always Sunday Easter day ) ;) ;) - I always by my Easter from M&S
