Cheesy, unfortunately putin isn’t offering ukraine a peace deal that would involve russia keeping 20% of ukraine and ukraine then retaining full sovereignty, with freedom to act as it wishes in future / organise its military / make alliances and treaties etc. without putin’s say-so.
