Someone approaches you and offers you the market value of your house, even though you haven't put it up for sale. You just accept it and say ok? No counter offer or thought of the fact that maybe you didn't want to sell it?
Now imagine they offer you 50% more than it was worth. You accept and put it for sale. Others hear about this and come in with counter offers. Everyone wants it as it's the last house with this many rooms and bathrooms in it. It's beside the school which is impossible to get into. It might even has a basement, but you haven't been in there long enough to find the door, so they offer even more to get the chance to find the basement themselves.
