Few big sales today -end of the quarter and ex date tomorrow -let the crap investors go. Segro is a Pan-European Company -the very fact it has paid a dividend is evidence of the strength of its assets. If you can get any more shares for 10p scoop them up - I was pleased to get mine for 20p. There will always bev shorters shorting and they can burn in hell. Lets hope the budget taxes them there . Anyone with any loyalty to their country should never NEVER short our company stocks. By investing and helping them we are helping ourselves and everybody who lives and works in our country

Conservative Real Estate Investment Care Homes UK and Germany.

Care homes in UK and Germany -the German ones bought when £ was high. Goodv results 12% divi yield well covered NAV 155p per share. Good investment . (EXDIV is now PATexd)

HSBC has an 80p overweight rating as of 19th March nd gives all the peers underweight/sell probably on valuation alone. If this ons simply survives that is all that is required. Short/medium term I am bear too! But given that it survives -HSBC might take an interest -they have a lot of weight around there then there will be big upside later. But only a toe in there! Pat

People will differ on this depending upon perspective. It depends on the balance of risk in your portfolio -the timescale you are looking at with each stock in relation to that. This is not an oil explorer -even a producing one this has strong earnings and some good tenants that will not move from there because of the business they do around Heathrow where majority of the assets are located. I note with respect your mention ofMorgan Stanley whose opinion I do not criticise -however I don't think that they are in a desperate position and that they have options and possible sources of finance not exhausted. Look at the size of my position £50. plus £7 in broker and stamp duty. I can sleep on that come one may -but thinki thisis not a wreckless investment -290p per share NAV at last count -what if it halved ? cheers Pat

Bought 250 @20.23p What an interesting buy for £50. Could lose the lot but unlikely I think. Will be a nice little payout when the Olympics are on in 2012. Pat

I have been hlding some time at around 155 average. I added today at 150.75 . Regret notadding at 122 Howver I bought on long prospect to 2012 -existing work in hand plus Olympics. Reckon grossly undervalued unless A Tory Govt cuts their work. Pat

Depends what the scenario is.This company is insolvent!. I cannot understand though why the current deal has attracted so much publicity because it is a bad offer. If it was insolvent and a company like Woolies ended up like fair enough -but therte are assets here that are earners and worth something. All very murky and has been said how is it that big shareholders would sell out for nothing. The SP should continue to fall until there is a proper offer -it is worth between 2p and 5p a share. Pat

I changed my mind and sold more than half rights to get cash still leaving several hundred .Some days to go could go down to 10p -maybe can buy in market for less than that ! Don't really see much less than 20p. No one on here seems to have a clue or an idea -probably cos company which is a big commmercial property provider UK and Europe perhaps not much known . The reason for the Rights is deleverage. They have borrowed a lot for assets and now want to bring the debt ratio down from 122% to 77% and they don't want to sell off assets at a bad time to do this. Sensible strategy . Pat

If Oilexco only getting $1 for the company how can shareholders get ANYTHING ? Seems they are just paying the debts. Surely the offer should be turnede down and a better one obtained for these up and running assets. No I didn't buy -but interested -you never know if they go back to 8p or 2p for a while! Pat

Interesting and note may break even later this year which would be something new as has struggled. Does not look like being of Autonomy size-just trying to work out what is the likely potential size being realistic-an eventual riser to 80p with a 3% per annum divi ? Pat

Great compaqny -good results today-reduced and low debt levels strong balance sheet robust order book on solid customers. Good divi ex date May 15. Will do well out of Olympics. Tuck it away and hang on to it. Pat

Despite the amount of debt in corporate bonds this company knows what it is doing and the fact it is paying a dividend is because of the strength of their underlying earnings. A lot of these earnings come from continental Europe and enhanced by low value of sterling. However these assets were purchased when sterling was strong so that if the euro in turn weakens and we get a lift in sterling as a result then this advantage will diminish. However the euro w ould weaken if euribor % rates come down if they start quantitative easing-and that would lead to some economic recovery in Euroland that would benefit Segro. Needless to say though this is no backstreet company they have prime customers in prime locations.I have been temptede to sell half my nil paid and buy thalf the rights -but for very little outlay this could be a gift horse you seldom get a chance with -risking very little money-so I will buy all my Rights and sit tight !!!
