There was a fairly large share sell-off yesterday that may have spooked the market somewhat (rns explains). However, it remains a firm favourite for me, has terrific dividends, strong growth and will remain in my portfolio!

It's not looking good lol. I might do some guesstimating then and sell some on the way up to the dividend and keep others until after, consulting my crystal ball for guidance on each occasion.

I think I should put into perspective the ambition. I'm not talking life-changing gains or losses since I simply do not have the investment pot to play with. However, the bottom line is, if I had say 20k in PSN on Jan 1, by 31 Dec it would be 20k plus or minus the market sentiment, plus approx £1000 dividend (10%). Since PSN, TW and BDEV move more or less together, up and down, is it possible to move that pot around and secure several dividends for the same risk? That's my personal challenge. I agree with Nige that it is probably limited to four or five dividend chases but it will be interesting to find out and it might make £1/2k extra per year.

I will certainly be doing just that in the next financial year. I have half my pot in and half out at the moment. Makes a lot of sense. One irritation is having to sell shares located in the 'non-isa' portfolio in order to purchase them two days later (monies not cleared by the Halifax broker until then) into the new isa portfolio with associated broker charges for both.

I'd be interested to see that calc if you've a mind to do it owls. My sums are done on the back of a matchbox normally and my new spreadsheet isn't the world's best.

We shall see CJ ref the TW prediction. I trust other members will give it a stab. I'd hate to be your eventual Guru from only a two horse race!! :)

Ok here is my prediction for week 1: All builders affected from the uncertainty of Brexit and the tail end of next week could see us having an extension of Article 50 or an acceptance of TM's deal (unlikely). However, TW has a small Divi coming up and PSN is in recovery phase from some excessive build criticism recently. Therefore, my crystal ball predicts that... BDEV moves up to 621 TW moves up to 193 PSN moves up to 2402 The guru has spoken...

I'm up for that CJ. However, having just downed a fourth glass of plonk (on a long break in Portugal), I will leave all reasoning until tomorrow!

I think all advice on shares must be cautioned with the unknown X factor effect. There clearly cannot be a golden rule to making money or we would all be rich already. Having said that, there is some logic in applying some certainties and historic pattern to the decision making. E.g ex div date, noting div amount, noting historic trend gives X but will affected by fluctuating Y and Z being Brexit and market sentiment. The last two factors are the real spanners in the works of course.

Haha..give over you two. Anyway, I have to admit, that when I first started reading 'Nige' posts, I thought I would need to take a course in hieroglyphics but I can fathom then now. I'm on about 'yellow belt' level ☺️

Yes riolto that's what I meant to describe a little better. It's the bigger of the two divs that needs the main consideration I believe.

Bit the bullet and sold up all my bdev shares, moving the investment to TW. Checking back to 2018 though, there were two blips in the share price coinciding with the April and May (special div) ex dividends with May going above 200. Thereafter it dropped and hasn't returned since. I'm therefore not sure whether to sell on price surge or to take the divi and let it recover before eventually selling with the next builder Divi in mind. Decisions, decisions!

I followed this Galliford turnaround yesterday too Skeletor. Amazing 5% move throughout the day and got me scratching my head. At the moment, my new plan does not require any action other than to buy into TW in April. I feel a bit inert but if you are not sure what to do, do nothing, or so they say!

Tend to agree with you Nige on the psn hold. A drop today pre ex Divi day but it looks too low and I believe the recovery after tomorrow will be fairly swift.

Of course, there is an element of guesswork needed for the timing of the deals and the significance of the dealing and stamp duty costs on your plan (which is significant if smaller amounts are risked). My broker (Halifax) charges £12.50 per deal plus the stamp duty (Apart from a brief period of two hours per month where it drops to £3.95 to deal). I am by no means a big player in the game. My overall pot for this caper is about 40k. My plan is akin to climbing mount Everest. Base camp 1 is get 5% gain for the year, thus beating the high st saving plans. Base camp 2 is to gain between 5 and 15% and Base camp 3, 15 to 25% (achieved through canny Divi chasing around 6 or 7 builders). The summit is claimed for any gain above 25% :) Results so far: Year 1 was a 5% gain as I found my feet. Year 2 started badly as my one aim share lost 50% in five minutes one morning :( and put me down 10% overall. However, the experience has re-focussed my investment attitude, so onwards...and upwards!!

Good stuff. I will keep my eye on the board for how things are panning out for people. I have psn and redrow in the bag with an eye on the others mentioned for later in the year.

I've been reading quite a few posts regarding the method of dividend 'hopping'. I've set up a spread sheet and I'm good to go! I'm focusing on house builders in the main, concluding that, within reason, it is the same risk regardless of where your shares are sitting. In theory, I'm going to skip the interim dividends, unless there is a special div involved, and bag the 5/6% er main dividends. I guess the main skill is the timing of the buys and sells. Any advice well appreciated!
