It is increasing population figure that has a bearing on demand not the number of people that are leaving the UK.

The only figures you need to look at, is the population . End of second world war the UK had about 40 million people - now about 70 million.

As you can see this is a statement saying that NET migration figures are not relevant. It is the population growth that has an influence on demand.
It is the ONLY relevant 'people' figure - it is not the only factor on demand.

The 1.33p figure is the amount shareholders will receive as a payment for each share that they own.
The population figure is the only people count that matters regarding its input into the demand for housing as opposed to immigration figures and emigration figures.
