Jon/Paul, I think you've got all the information you need now:
- Dividend c. 9%, fully covered (I'm working on 3.25p for the year, rather than the 3.5p quoted on this site)
- Significant discount to NAV
- Debt reduction to reduce gearing whilst maintaining dividend
- Possibility of special dividend or share buy-back later in the year
FWIW, I've been adding recently and will look to sell a few at 40p if it gets back there, sentiment very much against this area of the market though so I'm not expecting to cash in any time soon.

Renting might be the best option just now, house prices are bound to come under pressure as the UK economy tanks.

Good for you adv11, glad that's all working out well for you. I've reached my annual income target from dividend payments so Mrs. K has been able to retire and it hasn't affected our lifestyle. Just as well as she's been very poorly recently, improving now though. How is your planned move to the coast progressing?

There look to be so many potentially good opportunities around just now (RLE, RGL, UKW, POLR, LGEN, the solars etc etc etc) so you pays your money and takes your choice. I'm in GSK too, can't decide whether to hold for the split or just get rid. I don't have a large position there but have held it for a long time in the (mistaken, as it turns out) belief that it would come good.

Difficult one to call at the moment, the market seems all over the shop. Year-end results likely this month including dividend announcement, could be the catalyst for a fall/rise and of course you're never too far away from a fundraise here either. I'll be holding tight for now, see how the wind blows. This has been a pretty horrific month for most of my portfolio but income holding up well so far.

Speculation in the Sunday Times that Sainsbury's is selling and leasing back 18 stores to fund the buyback of jv properties: "City sources believe Sainsbury's is selling the stores to help finance a separate transaction where it exercises an option to buy 21 of its supermarket properties out of a joint venture with real estate investor Supermarket Income REIT".

Yielding c. 6% now too, subject to currency fluctuation. Been in here since it was tipped in Shares Magazine in March, didn't think I'd get a top-up opportunity at this level though.

Holding up well when all around are crumbling to dust. Long may it continue.

Lbb fair point, but when inflation is in double figures & banks are still only paying c. 1.5% interest that's not risky, it's catastrophic. FYI I'm with HL and the deadline to apply has already passed.

I guess the SP could come under more pressure this morning, let's see how it plays out. If this is no longer a defensive stock then there really aren't many defences left for now.

Oh that's a relief dripfeeder, thanks. They certainly don't look "exposed" to me, by comparison to may other REIT's. Will consider adding a few more now.

Hard to say, but slipped below the last placing price now which is concerning. I don't think it can be related to the index inclusion or the company would have released an RNS. The supermarkets themselves are down a little but nowhere near this level. Dividend announcement due any day so if it's a downward revision (which I think is unlikely) we'll know there's been a leak. I'm going for MM games unless anyone can throw some light on it? Whatever the cause it's unwelcome, unless you're topping up of course.

So after the recent news I predicted the SP would soon return to it's usual .80 - .90 range - seems I was wrong. Perhaps the market has decided that it doesn't like the updates after all? However, since I remain positive about the longer-term future here, Mrs. K is now the "proud" owner of 500,000 PXS shares in her ISA. I'm sure she'll thank me one day!!

The cloud on the horizon is that people are spending less on their weekly supermarket shop but if we learned anything during the pandemic it's that we can't manage without them. Things would have to go very bad indeed before they start closing stores.

I guess it doesn't tell us anything we didn't know already but certainly confirms what a good investment this is, for the time being at least. If the SP dips below £1 I'll be topping up.

Thanks adv11, excellent stuff. Just the dividend section that's not visible to non-members. HL currently showing TMIP trading at a 21% discount to NAV which is pretty hard to explain given the performance of the company to date. Given the recent weakness in the sp and today's drop of over 4% it's very tempting to grab a few more before it gets back on track.

Glad I didn't buy any at £6.29 as others were encouraging me to do after full-year results in November. To be fair though, it can't be as bad as the SP drop this morning. I still won't be buying though.
