I’m just so frustrated that figures haven’t been released about new products or an RNS with new sales and promotion to increase them so we can be reassured about the strategy.
I’m hopeful one will come sooner than later otherwise share price damage can be done and confidence lost doing or saying nothing!.

Sorry but I’ve been banging on about this scenario for weeks. 10-20% price fall coming without a urgent change to tax rules immediately. However I don’t think the government will help buy to let landlords and instead blame them for house price falls when price collapse as a result of forcing them to sell urgently.
I hope they do the right thing and stop the imminent collapse looming in house prices however I fear they are powerless

Privatised mortgage!. Take on more debt if people can’t pay. They should of let the economy organically correct in furlough and only given away money on a means tested basis.
I agree construction is absolutely essential however justification for over priced property is not there. I think all builders should have had to give a percentage of profits to a fund which went to help first time buyers. Instead it went to payouts in dividends etc but the dividends were a smoke screen because the share price is two thirds down from highs. Rising inflation and interest rates will see dividends pulled 100% as sales dry up. Unless the government agree to buy more for social housing at a discounted price which would be a smart move from the government in my opinion

Unless inflation falls the mortgage crises will cripple the economy. Everyone talking about mortgage crosses and we actually forget we have a cost of living crisis also coupled with a war. House does it end!.
As always a lot of pain and people throw the towel in and guess what!. Interest rates fall and the cycle starts again. Simple but when will inflation fall is the key. The world have fuelled the war in Ukraine simply because we keep fuel prices high on speculation. We only get 4% from Russia so is our fuel prices high? Fear. Once fuel and oil prices fall dramatically the war will end with negotiations as Putins casino money runs out. Then inflation falls and we get normalisation again.

Back to levels I’ve liked and constantly guided on. Yes 10p and I’m getting exited again. I’ve been topping up but will take even more if we hit 10p again. Long term view as always

Not looking good. All my predictions are being emphasised and the government have inflicted a lot of pain on both 1st time buyers and people who have bought in the last ten years. I see the mother of all crashes in the housing market unless inflation falls. If the Ukraine/Russia situation was resolved this would help but that won’t happen any time soon.
Cash will be king again soon. The government have encouraged credit and now it’s time to realise they just encouraged a financial disaster.
Was the furloughed money borrowed really worth it!.

Government are expected to do a major u turn on mini budget. This could help stabilise the pound and hopefully the interest rates. This may actually help house builders because it may open up more mortgage products and ease lenders nerves. If inflation starts to subside I will actually become extremely bullish again. However until there’s evidence of that I’m convinced a crash is in progress in the housing section thanks to the government who appear to have no clue how to approach inflationary pressures. Today we may see a bounce though.

I would agree usually but I can’t think of a time with so many headwinds at once. The UK depends on housing to keep the economy growing. Plumbers, electricians, carpenters, plasterers, bricklayers and so on all depend on the housing market. Many ordinary families will be effected in this down turn and I struggle to see the solution until inflationary pressures peak.
I do see acquisitions in the house builders sector.
The government are to blame for giving free non means tested away in lockdown which was always going to inflationary. People spent money they never had to work for. Did we all really think it wouldn’t be a long term problem. Well we see the effects now and it’s painful to many.

I actually wouldn’t disagree with the comment to some extent simply because if landlords flood the market it crashes simple.
Also without landlords in the private sector what happens to the millions of tenants who depend on them because the government have given away land to housing associations and never thought to build.
Imagine the right to buy scheme offers huge discounts in some cases up to 70% off a house. What discount does everyone else get when wanting to get on the ladder. Absolutely nothing. Then after the period required to hold the property the local council will buy the property back at over market value. Forgive for saying this is simply a pathetic model that just costs tax payers and reduces the local housing stock.
I do think the government needs to do more to eradicate rouge landlords and regulate it more. One way would be to ensure all landlords need to use a agent governed by MARLA to protect tenants. Good landlords create building work bad ones give it a bad name

One good thing is government will have to allocate millions in training if unemployment rises which Staffline will benefit from. Not worried about Staffline but the lower price every day is concerning

If you back tracked and pulled out before ex dividends day that was brave and smart. I hate to be negative as you but unless the government back tracks on this mini budget the markets won’t calm down and raising interest rates is the only tool left in the box. Unfortunately we are all taking direction from from America and only supporting the Dollar in the process whilst killing our pound. American debt is crazy and unsustainable. I cannot remember the date Taylor wimpy was so low which says everything. Imagine if they are forced to cancel dividends to consume cash which is what I predict 100% as the slowdown bites. Look we will get the once in a life bargain soon as the markets and inflation calms but until then more pain unfortunately

If you kill the landlords you kill the economy 100% but if you squeeze them and they flood the market they kill kill the economy. The reason being if they flood the market the prices fall dramatically as there will be a oversupply and demand will drop off due to affordability.
The effects of low house prices prevents people from having second loans to carry out home improvements and extensions etc. Once the building trade goes we know this economy is in trouble 100%

As I said this will be worse than 2008 however after the carnage interest rates will be slashed to start the economy and off we go for a new cycle. I feel for the younger ones the government fed a lie and even offered help to buy rubbish schemes. The government could end up with a lot of houses if they can’t pay . This mess is about to get a lot worse. Such is the housing worries we actually forget to remind ourselves of the energy crisis.

Mortgage criteria has changed for buy to let. For every £100,000 borrowed you now need to get at least £1,000 in rental income.
I hope government back tracks soon otherwise the mother of all crashes is coming as landlords scramble to sell. The new criteria put the nail in the coffin for buy to let. Those that are able to hold on will raise rents rapidly. This market is already popping and Taylor wimpy will struggle to shift the properties 100%. They will simply end up building government housing. All this and landlords are taxed on all income received for rent. A property bomb waiting to explode and cause a crash bigger than 2008. Yes 2008.

Your 85p buy in still in profit and you get a dividend. If you bought at 85p last week why do you now feel it will be a good buy in six months!.
House prices falling and growth contacted. Mortgages rising and house prices falling. I think a sharp contraction coming however I do agree this will be a bargain at some point when inflation peaks and the carnage is over.

I am surprised we haven’t had another RNS stating who purchased the other 500,000 unaccounted for on Friday. I must say the lack buys from Directors don’t help and we really could do with guidance on the BMW contract etc. If we get nothing you can’t say which way this goes in these markets however I personally feel we are well undervalued.The market needs guidance and reassurance on revenue to rerate given the talk of a global slowdown
