I might be careful with Lloyds fwiw.

As F1 knows I mentioned around 26 pence on Lloyds before the last results,
the SP is below 27 pence at the time of this post.

We are in for a brutal 6-9 months for the UK economy.

On a stock like Lloyds the wider UKX level plays a significant role.

So any view on Lloyds has to take account of where you see the UKX heading.

Attempting to rationalise short term trading movements is a road to nowhere

And you could as easily ask, Why did the NEX price rise to near £3 just a few weeks ago...

For a sustainable SP recovery there needs to be more clarity, that’s why the SP

is near current levels fwiw.

trend, I think it's best viewed as a longer term hold.

Too many people are trying to anticipate a turning point atm.

And those who appear to think they do are either delusional or just
NOT very bright.

My own view and it's merely a guessestimate is that the current SP
might be interesting on a medium term view - however I may be wrong.

However, because of recent volatility this stock may be unsuitable for
many PI's, who will either lose patience or be shaken out.

Over a 40% Discount to NAV near these levels.

Given the quality and locations of their space

that looks interesting IMO

Well, I'm unaware of what your Buy price here was,

But as NEX traded close to £3 a share just a few weeks ago,

I'm guessing you had ample opportunity to take a profit - simple stop loss

would have taken care of that, at least in the case of NEX.

In terms of posters ramping the stock, practically no one either clicks a buy or

comments that this is a Buy, most of the posts here are circumspect .

Ian, NEX looks like a 2021 stock to me.

Unfortunately many PI's buying may either be shacken out or get board and sell.

Which is why I think this is arguably a little dangerous atm.

There was no stake sale though, it was a speculative report which was

And if they were allowed to sell a % of Open Reach, that reduces

their cash flow.

On dividend income?, there is none.

On cash flow?, debt has been increasing for 5 years approx, they are

not generating enough cash.

If you mean on a PE basis which takes no account of net debt of £18 billion

and a pension deficit, that is too rudimentary a valuation measure.

The rent collection % stats.

No other UK REIT I'm aware of has collected rent at this % over the last
two Quaters. Not even Segro comes close.

OK so you are not accepting the capital destruction over 21 years.

It's more clearly demonstrated by the EPS, from over 46 pence a share in 1999,

to 3.5 pence a share for FY 2019.

EPS 21 years ago comfortably Above the current SP.

I am aware of the capital dilution.

Llo6ds had approx 5.5 billion shares in issue in 1999.

If you bought shares at £9.76, what is your % capital loss at 28 pence a share

The 1999 FY EPS figure was 46.2 pence.

Sean, well written letter, however I'm afraid Lloyds has become a political plaything
with regulatory issues arguably making this arguably uninvestable well before the
recent dividebd cuts IMV.

The clue is in the longterm chart - Lloyds has Lost 90% plus of it's value since 1999.

Very sad to see this and wish all holders well.

The SP arguably lacks a buy catalyst currently.

Yes you can make a longer term buy case.

As mentioned last week, anyone buying now may need patience.

NEX looks like a 2021 play to me, all imv, always.

You flail around and are hapless at calling direction.
