Quick measure on Hartford House, Woodlands House, Meridian House and The Stables works out around 68,000 sq ft region so around £12 Sq Ft based on quoted rent of £806k. Article mentions leases run till 2034 which is crazy as most LL's on that type of stock would only expect a 5 year lease. If he sells the freehold with THG as a sitting tenant for another 12 years, really does ask the question if MM is just in it for himself. If the offices are under utilised, surrender the leases before selling!

Looks like secondary offices - £800k rent a year seems steep in Northwich almost charging Manchester centre type rent! No doubt lying empty whilst staff work at the Omega warrington site and WFH.

Yes appears so, it would only raise funds for MM no benefit to THG with lease being assigned to new Landlord. No doubt the reason why MM is seeking to raise funds will become clear soon a) funding buyout, b) funding large director share buy, c) advised by chairman that City does not like current leasing arrangement or d) simply looking to line his own pockets. It does seem to be an extension of the internal restructuring and would be odd if a full buyout to occur for MM to remain as landlord across a lot of the company portfolio.

If MM wants to unlock value for shareholders, he needs to negotiate some further investment. Agree a deal for say 10% of the company to support the share price in the short term with a requirement for further investment once future revenue milestones are met. This is the only way to stop the rot without screwing LTH's imo.

Lots of flim flam on this board today. As I said yesterday , there is a chatty rat within the company leaking everything - even the new NEDS was announced on sky yesterday! You do get the impression things behind the scenes are a mess. That being said, thought there was a lot of positives in the update. Absorbing inflationary pressures to some degree is the right thing to do and will no doubt lead to more market share. I am in no doubt that at these levels, interested buyout parties must be stake building in the background and we will soon see in the TR1’s. Cannot see how MM can take private for less than £2 per share but belerion may feel encouraged to put the 170p offer forward again subject to full DD.

If the update is poor tomorrow, it shows imo that the big players are acting on insider information. We saw this with the bid situation with some big drops before any RNS.

We had a good update yesterday from Warpaint with revenue still growing. Expecting we will have a similar update on Thursday, hopefully the US business is offsetting the weak £. Going into Q4, cannot see a slow down in trade - another round of helicopter money and Xmas parties in full force benefitting beauty.

With inflation now potentially peaking at 11% in October. Some tailwinds for the company if consumer spending holds up.

We are going to see a massive uplift once the energy price cap is fixed - reports that it will be below the current 2k level. The market had priced in the cap reaching 6-7k in Jan and a deep recession . We know issues with the supply chain and now easing with the main driver of inflation energy and oil. We must be at the bottom now!

True SP - think there has been mention of MM being quite risk adverse which is reflected in the company holding £500 mil + cash. Automating the buisness is now completely overlooked by the market but will no doubt yield results given ever increasing wage expectations.

Topped up again today. Looking forward to the update soon - hopefully we see some good progress with the ingenuity business. Strong balance sheet so we shouldn't need to worry about any equity raises. If we see inflation peak Q1 next year, I think we will see the FED and BoE under pressure to cut interest rates Q3/4 next year and a big flow of capital/bull market returning. If the board can weather the storm, we could see SP £3+ within 18 months imo

By trading REVB over the last 2 weeks, I have been able to reduce my THG average to 77p and made a nice profit on the side. Relaxed about taking a long term view on THG now and looking forward to next month's trading update.

Wiped out all of my THG paper losses with buying big at 50% down yesterday and selling 25% up today - no reflection on the company just had my fingers burnt too often recently. Still have a holding in REVB and hoping the rise continues especially for LTH.

One thing is for sure, you would need a big set of balls to short this share!

I would say all investments are a gamble - we are at the end of the day relying on the board acting in good faith and hoping there isn't any skeletons in the closet (this applies to all listed companies) !!

GLA that have had a bad day today. Agree with most on this board, we are all in for a big rise on the 30th provided we are not dealt a sh*t sandwich. Had a rough few months with THG, so good to be reviewing other stocks , including REVB and SFOR . Plenty of value in the market as it is.
