I said that you are more likely to reach agreement and it's more likely to be an agreement based on knowledge of the other parties position. Post agreement it would actually be better for an experienced agent to carry through the transaction. So in some ways having no agent is better and in others it is better. Of course an agent will not let parties communicate directly because they are afraid of being cut out of the deal.

What percentage of deals break down with traditional high street agents and what percentage break down with PB? I think that with an agent involved parties are less likely to understand the position of the other party and the deal is more likely to break down. How much of the communication is lost going through this laborious process of passing information over the telephone via an agent? If you're dealing directly with the other party you are more likely to ask questions and there's going to be a record of the reply so you are more likely to get an honest answer.

Well they are selling properties. The whole model is based around the buyer & seller communicating directly. That's how the platform works. An offer is made via the platform. I think if the buyer and seller are communicating directly rather than via telephone conversations with an agent you are more likely to come to an agreement and you're more likely to understand the chances of the sale falling through. Not sure why a purchaser is reviewing PB or even talking to them. That doesn't sound right to me. All pre-sales discussion should be with the seller. That's the whole idea of it, the seller knows exactly what is going on. Once a sale is agreed there's a post-sales team to help the client through the conveyancing.

More free advertising for PB. I'm sure Mr. Bruce will be quite happy to go on "This Morning" to compare their offering with those of High Street Estate Agents :)

Hardman & Co gave a price target of £4.00 3 years from last September and that was if all targets were met. It's all a bit daft in terms of fundamentals. I'd say £1.00 of the price is a gamble on the USA.

Just speculation but I just think the news over the USA and the positive UK trading update are behind this. There's only a small float of shares and it would appear they're tightly held so those wanting to buy in are having to pay a high price.

Imagine if you'd paid 74p a share back in January 2016. Now seeing 40p a day price swings.

If that's the case then I imagine it's what also happens with the competition. Have a look at Foxtons' 9.3 out of 10 rating. This is what happens on eBay too. It's very difficult to leave a negative review and the big sellers with reputations over 90% all know how to deal with negative reviews. Before all this trustpilot nonsense it was well known among internet marketers that people are something like 10 times more likely to post a negative review than a positive one. It's not really something that affected me with my internet marketing but I know my mother who was 83 at the time used to review products she'd never even used and was paid for it. So treat with a pinch of salt.

UBS, Jefferies and rather strangely one that asked not to be named :) There are 5 brokers who follow PB and UBS & Jefferies are the only ones who didn't recommend buying when they gave their ratings. All before the announcement. Jefferies gave a price target of 94p and UBS £1.15. I wonder why the FT didn't get quotes from one of the three who gave them buy ratings? Peel Hunt, Investec Securities & Citigroup.
