We have already seen the results to the end of October. I'm not convinced sales were as bad as reported on here for those months and you have to take into account seasonality and growth. February was always going to be a good month if things were on track. In a trading update the Directors say they are on track.

It seems like a low risk strategy to me. Hats off to the Directors. Even if the whole £50M is wasted, the extra shares dilute EPS by only about 10%. The potential upside is huge but if it's not going to work then it doesn't really affect the other business which is on track.

Starting to see a problem with marketing certain types of property on Rightmove and therefore also with PB . I don't see this being a significant problem for PB but Rightmove will need to change to work for these types of property at the expense of making their user interface more complicated. Something they may not wish to do. What this person is selling is 2 flats but presumably you can't do that easily with one listing. In another example of a property that had not sold after an extended period I've seen the flat was being sold with planning permission. Most of the people using Rightmove will miss these types of properties and will no doubt look at the price and the headline "3 bedroom flat" and move on. If you are searching on type of property plus value you won't even see these properties and if you set alerts for the type of property you're looking for then you won't get one.

Look at moneysupermarket and the others. Without help from the insurers they would never have been able to compare all products and drive down prices. Again I feel it is the shortsightedness of Agents (perhaps their representative bodies) that will allow Rightmove & Zoopla to continue. A bit of solidarity and a long term view and I think they could remove both Zoopla & Rightmove. After all, if the public can't use Rightmove I feel it wouldn't take them long to find OTM.

Interesting and with huge ramifications. So given it's only at a tribunal at the moment there would still be at least the appeals court and supreme court for any appeals. Presumably once Zoopla were out of the equation Agents could just drop Rightmove too. Then would OTM be able to exclude anuybody upsetting the apple cart such as PB? I'm not seeing these arguments being put forward by the agent supporting Zoopla's cause.

I don't understand. Who is it that imposes this "one other portal" rule? What happens if an agent just decides not to stick to the rule?

For February PB is looking like they will achieve 4000 instructions. Average Revenue per customer £1000. Current advertising approx. £1M per month. Broker estimates by 2020 a 7.5% market share which is approx. 9000 instructions per month and an estimated profit of £38M after tax with EPS of 15.6p. Rightmove currently trading on P/E ratio of 37. Broker estimates 350 LPE's by end of April. Currently standing at 399. So £2.15 is fair value on that basis IMO.

Incorporating pushy sales tactics and rude remarks over the phone personify what is wrong with this company. I would honestly plea to anyone not to buy, sell or let through them. They are everything in which is wrong about estate agents.

I personally didn't expect the LPE to be dealing with questions from potential buyers and I know they are not as local as my High Street Estate Agent. As a buyer I can't think what I'd be asking the Seller's agent. It would be information about the property I would think. I honestly can't get my head around your concerns. There are more serious deficiencies with the model at present but all these things can be improved on and in general the model seems to be working. I'm personally more interested in problems with the model in general and the limit it can be pushed to rather than problems that are most likely temporary and/or minor. However your comments are helping me understand more and more about PB as well as the competition so please don't stop.
