Interestingly they paid off some loans as part of the galaxy deal, but these loans were at a better interest rate. Perhaps stipulated as part of the deal by Galaxy to extract maximum benefit.

Self hosted should be better but you're right. Argo made a total mess of it. Riot was doing it right (low electricity prices), but seem to have lost their way. CLSK still has a way to go (needs to lock in lower electricity prices and get miners online so that the scale dilutes their high staffing costs - I think they get there but their quarterlies highlighted this).

It sounds like pure fantasy to me Suthy - if it were that good they'd be best to mine themselves rather than give away this incredible breakthrough to others as it would be far more beneficial. In fact if they could prove a 2.6x increase over Bitmain machines they would have no shortage of JV opportunities. The statements are all qualified - eg. "has theoretically increased".

Looking at the clsk results I think there'll be another loss next Q, but the following Q's after that more likely to be profit. Main points are that revenue should double, but staffing and depreciation should less than double. Electricity and BTC prices are the x factor. Scale is good in this game.
