I totally agree, the way the company is being run is fantastic . just that £5 looks so much better than say £4.8 at the end of closing.

It would be nice if we can just hold above £5 for a couple of days as it seems to be a bit of a stumbling block atm.

And as the govt are asking merchants to open up as they see the construction industry as key workers I cant see it being extended which gives the house builders a choice, open up , pay the staff or furlough. Speaking to a few mates we are of the conclusion that not much will happen until the end of june at the earliest , just hope we are wrong .

The big difference between industrial and commercial building is basically private and commercial . Schools factories etc work on a contract before build commences whereas houses work on a contract after it is built .
Any house (bought) off plan is only secured with a deposit and can be cancelled at any time until contracts are exchanged . With things how they are and mortgages virtually cancelled without at least a 40% deposit there wont be many buyers which is the main reason builders have shut down . I was on a site where we had over 70 houses in build at different stages but only about 11 sold and 3 occupied and it was being scaled back even before this kicked off, no builder will invest millions in houses just to sit there they learnt that lesson last time.

While you are looking at the shares you said . have a quick look at farn, yes they have jumped massively just lately but could go even more if traumakine is fast tracked. I am also starting to think a little longer term of what to invest in when this is over ie holiday companies, surviving airlines as I feel people will be looking in this line rather than new houses as the housing industry is usually last out as this is the biggest expense , just my thoughts.

Spot on mate, I work for a chippy contractor in the midlands with about 150 chippys and 65-70 trainees. The big problem builders have in a way is that they tied contractors down with fixed price contracts over a larger number of units to prevent price increases so legally they are stuffed but I fully expect them to try and re negotiate these to lower labour costs and also with materials also . Lets be honest there are not going to be many sales in the next 6-9 months so I am expecting them to get their own way again .
Iam not expecting to be back at work again for at least 3 months and even then I can see sites that had good sales to open up and the others moth balled until motgages become readily available again.
Being in my early 50s is a little worrying as to whether I will be passed up over the younger fitter ones but confident experience might see me through, I will just have to wait and see , but yes I can see a price cut coming.

As I understood it , it is not a grant just a form of income which you will have to declare on your next tax return thus pay tax and ni on it.

Just thinking this through a little more, the government will only pay 80% of builders wages as long as the shutdown is enforced . We know the government sees the building industry as a way of keeping the country running to an extent and classes us as a required service so when the shutdown is lifted the money will stop, now as mortgages are on hold and buyers will be on short supply what builder will want to start building houses and spending millions on materials for completed houses just stockpiling as in 2007 onwards , so they COULD see it as a chance to lay off some staff for the near term.

The tw sites I work on most if not all come from suppliers with lead times up to 8 weeks so careful planning is needed which with some agents is not their best attribute.

I am not sure how it should be handled tbh , 1 job I would not want after the nurses and doctors , all the best my friend keep safe.

Troubles ,make no mistake the hunger will be there . If you went without wages for weeks on end then you would be looking for weekend work as well. The 2 meter distance is quite easy with some common sense . the big question will be is , will the builders want to build.

This is going to go on for months possibly all year so who is going to want to buy a new house if they are on reduced or basic pay , I know of quite a few people outside of the industry who have been laid off for 3 months, I am still waiting if as a subbie I am going to get any help at all from the government taking into account that we get stopped 20% at source for tax so any waiver or deferment will make no difference , and guess what my accountant is closed so no chance of getting any rebate.

This is going to hurt the workers much harder and quicker than 2007. at least then there was some work about although at a much reduced rate. now there is nothing.
A 2 month shut down or more will force some workers to try and find other forms of income if possible and leave the industry altogether , mainly the older more experienced subbies I feel.
It will be interesting if/when other companies follow suit the government offer the industry any sort of package to continue as I feel they were not expecting this decision although it is a very shrewd decision as nobody will be looking to buy a new house in the next 6 months at least.
The big problem I think will be is when they all start up as Its likely house prices will have fallen and companies are tied to long contracts with fixed prices thus reducing profits , only my thoughts from a now redundant chippy in the midlands.

Just taking this a step further, as regards phase lll trials we now know it works without steroid inferences so what is stopping us testing on virus infectants as well as our previous trial targets, or would that possibly go against us if it did nt produce the required results with corona virus. Or on the other hand if it had successful results it could blow all of zens targets way out of the water , the variables are all in our favour I think.

Nige , regarding your thoughts about the virus and no impact, TW have just instructed all sites I assume that any worker just returning from a list of countries to leave site immediately and not return for 14 days , now this will not have any effect on sales but could definitely hinder production.
