I think they are a risk but at £2.10 seems a fair price to me especially with the asset downgrade out the way. Their occupancy rate seems good and paying out early Jan there's time to get out and put back in to builders

When I worked for Wimpey Construction in 1973 we used fencing contractors, some fences can be a bit specialists don't remember own labour doing it.
Groundwork sub-contractors do outside works these days. High cost and risk trade:- materials, muck shifting, plant hire, breakdowns and labour.
That's one trade I wouldn't like to run.

Searching for a good divi while we're in a 6 month lull and I looked at Bellway but Town are paying 4% in January. I have worked on one of their contracts in Telford town centre and they were a good outfit then.

Floods are fairly bad around Worcester. To the south at Tewkesbury the Avon meets the Severn and is backing up, plus water from Wales is flooding north of Worcester.
Very difficult to get across the bridges.
Tw just started the next phase south of Worcester can't see them doing much at mo

The consultants EPI ? Will need the flow tests results to be able to confirm the reserves.
The evaluation of the drill will decide the next plan of action but the initial flow tests and choke sizes will be needed to complete it.

To evaluate the drilling shouldn't take long. I'm presuming they will be using an electric logging tool to be able to evaluate the drill. In the mean time different choke sizes will be used to get the best flow pressures from the lower Cruse.
The logging evaluation will determine whether the Upper and Middle Cruse are viable if so the LC maybe plugged so that UC and MC can be tested.
Pressure flow tests of each layer may take a few months before they decide what to put on production
I believe this is why the timeline chart says Saffron production in the Summer

The geology at Saffron is similar to Goudron but the layers have been forced upwards. Faults have occurred trapping the migrating oil, Saffron is targeting the highest of these traps.
The high API oil at Goudron is not present at Saffron, so it must of migrated to the surface and dissipated
UBOT 1 well was drilled where the Lower Cruse is a lot lower down, this could be a prime target for water injection to keep pressures up at Saffron

Very frightening
I suppose it depends what catches fire in the first place and the temperature it gets to. Fire breaks wouldn't stop an internal fire. Most apartments are only designed for 30 min fire resistance and 1 hour in the corridors.
I had problems with people taking the door closers off and if a door gets left open in a fire then the fire will spread quickly
The block in Worcester I built was originally planned to be in brick and block on top of reinforced concrete floor over the garages but the structural engineer was concerned about the weight and they went for a timber frame.
Would have taken half the time and money with a traditional build

Two of those pubs in Worcester are city centre pubs, heaving at weekends and they do food as well
The Railway at Malvern is a nice pub near the hills that does mainly food.
That RNS says drink led pubs , I'm not sure if I can believe that

Timber frames are treated for fire and a small piece I tested just charred. With 35mm plasterboard on walls, ceilings and a p/b plank under the floor fires should be contained for at least 30 minutes which is enough to get out or should be.
Damp getting in to the frame is a real problem especially in older properties where the specifications were inferior to todays, it causes rot and warping.
Brick and block for me any day!

You had me worried there when you said Worcester Park. I built an 84 apartment block in Worcester, 4 stories of timber frame.
The whole block was designed to settle by 40mm at roof level, well it did in places and not in others.
When the sun came out on a warm day the building moved and followed the sun all day and made constructing the single brick skin difficult to tie in. Forming the fire breaks between the brick and timber was problematic because the cavities kept moving.
During snagging doors would get stuck at certain times of the day. Was a real headache.
800 tons of plasterboard went into that block mostly for fire protection
During construction I had someone walking around for fire checking all day

I also remember Barrett's building timber frame houses in the 1970's, those frames had only a 20 year guarantee so they are about 30 years beyond that

House builders are in a unique position of being able to control their product from where, design, costs, materials to completion.
Civil / building contractors are governed by architectural designs, tendering, specifications and location . It would be uneconomic to take on material production

I don't mind you talking about politics or whatever, as you discuss things and do not force your views on other people.
I don't think these new boards will be for me
