Fitch's operating environment score for UK banks with predominantly domestic operations to stable from negative, following the recent revision of the Outlook on the UK's 'AA-' Longterm IDR to stable, and Fitch's improved expectations for the UK's economic recovery.

Analysts on one financial site covering Lloyds ......Stock lies in the lower part of a wide and strong rising trend in the short term.
Given the current short-term trend the stock is expected to rise during the next three months and a 90% probability of price 52p-58p at the end of this 3 month period.

Many insurance companies bought ground leasehold for flats or houses from housebuilders.
A lease is granted for a fixed period of time, typically between 99 and 125 years, but sometimes up to 999 years - although people may extend their lease or buy the freehold.
House/homeowners are often charged expensive ground rent as well as fees if they want to make changes to their homes and leasehold property can be difficult to sell.
Under new commitments the CMA considers unfair practise and the first insurance company has voluntarily agreed to amend many leases it had acquired with terms that cause rents to double every 10 or 15 years. (Was very profitable)
The agreement to date affected about 2% of those held by the fund.

If LGEN voluntarily or pressured, does something similar it will affect the leasehold fund........... It might not be a big deal, however, the news did affect shares in both PSN and AV on the day.

Anyone else adding on the dips ?
Right or wrong timing, adding for the long-term income.

Insurance company Aviva, which buys leaseholds from house builders, will repay homeowners who saw their ground rents double.
Housebuilder Persimmon will also allow its leaseholders to buy the freehold of their property at discount.

Could be one reason LGEN has retraced, apart from CV concerns.

John Lewis, right or wrong is changing the business model for old Waitrose sites.
Their flagship store in Oxford Street has planning permission for 45% office space.

As online shopping increases, footfall purchasing will decrease.
I dealt with them, for roughly fifteen years and found them to be extremely alert to market trends and switched on at Store level / Supermarket purchasing.
Only a few SKUs in Stores..... Supermarket side, display pallets, and seasonal eye-level shelf space.
Hainan real estate is the new upcoming Haiwan island of China.

John Lewis plans to build 10,000 new homes on sites, including Waitrose old sites, and will range from studio flats to four-bedroom houses.
Some of its housing developments are expected to come with concierge service and many are expected to include a Waitrose convenience store as part of the development.
Tenants will have the option to rent the properties fully furnished with John Lewis departments stores products.

My initial thoughts were, it’s a bad move, purely on the bases of the feckless will abuse.
However that aside, if Lloyds buys New build or total renovation then the model is similar to LGEN who have huge investments in real estate.
Time will tell if Lloyds investors are allowed to reap rewards or back door ATM for the treasury!

If the spike in CV numbers come back down then there won’t be any requirement to extend.

Good to see you posting again. I read your post about rental problems.
Sad to say, I had one tenant in 2018, who financially abused my goodwill over many years.
I evicted the tenant, but it was costly to the tune of 50k after solicitor fees, twelve months of lost rental income & repairs to the interior/exterior. Sold the property in 2019 and replaced it with city center commercial property.

One of the many unlucky landlords, that aside there are some really excellent tenants.
We hope to fly back to Old Blighty December, looking forward to seeing our eldest son after all the restrictions.
