Directors' Dealings

The Company announces that it was notified on 23 January 2009 by its Executive Chairman, Robert Peel, that on 24 September 2007, 234,449 ordinary shares in the capital of Peel Hotels plc were pledged as security against a bank loan made to Mr Peel.

Mr Peel has confirmed to the Company that he is not in default in respect of the bank loan for which the security was granted, and that he has no current intention to sell any of his shares in the Company.

Mr Peel's shareholding in the Company remains unchanged and totals 5,496,900 ordinary shares (representing approximately 39.2% of the Company's issued share capital): of which total shareholding 234,449 ordinary shares are secured as explained above.
