Kallu - rather than sniffing round Trafford centre or Stratford have a look around your average market town and tell me where young people are supposed to shop? There simply are not that many shops left directing them to online as a default.

Factor in the generation cultural change. Youngsters down expect to be traipsing down to the shops for their threads. They expect to be able to search on their phone or tablet and order instantly.

This trend will not turn around - it will get worse for shops. Landlords will think twice before talking on retail tenants when they can have a nice coffee shop, restaurant, or m&s food hall, instead or just go for the easy option and convert to apartments.

Kallu - surely this will affect primark given their cost of goods in will increase but they are limited as to how much they can increase prices due to their ‘POV’ customers?

Kallu - what about the rising wage inflation? I’d wager this is more likely to flow to the mid market customer than your traditional primark customer.

Massive wage inflation in IT, marketing, finance, construction, etc. The people in these arenas will continue to buy Ted Baker, Superdry, Lacoste, etc, despite their energy bill going up £40 a month.

Ted massively benefits from re opening in a number of ways do this is a logical move in my book. Return to office - they certainly stocked up on workwear on the website. Plus the social season is coming up with no likely restrictions so weddings, royal ascot, Cheltenham, etc, etc, as well as two years of pent up rage from not being able to get smashed properly for so long.

Dan - the December update was up to the end of November so didn’t include the Xmas party season, NYE and December gift giving.

Plus while footfall in shops dropped in December the overall level of retail sales remained the same. So we don’t know what happened from December onwards in terms of sale.

It doesn’t matter if it does get to $100k if the policy is to just HODL. Meanwhile shareholder value is being destroyed by this policy because of the constant need to borrow and dilute.

This share is becoming only worthwhile for traders and shorters unless your have an extremely long time horizon, which to be fair is my view and strategy in this.
