Sunbeams hi, You obviously have not seen or read any of the reports of poor workmanship over the past years as others have on here. Most builders have been slated over poor workmanship including us so I can not understand your comments that "TW do not have the issues with poor workmanship" ?? WE have and hopefully this is being resolved slowly.

After reading this again I think its a great Idea to have a retention that could be withheld by the buyer's solicitor until any faults identified at the point of key release were resolved. Great Idea, and that would ensure that all snag's are done prior to sale, in theory !! The builder would like to repair / fix rather than having to come back to carry out defects.

Precisely !! and another point is how can they complain about £150 / £400 that's peanut's as far as some of the M/C's I have encountered. They obviously can not sort it out for themselves go to the papers with their complaints and its us share holders paying for their ignorance in share price falls. How many times has our House builders been hit this year alone with sad stories like these. :-(

Yes I know, my point was about maintenance charges in general whether its for a freehold house or leasehold property.

In this case its for a freehold house but with M/C for the communal areas such as for road and landscape maintenance. The owners can manage their own Maintenance company if they wish and manage it themselves. Please note "The residents are legally obliged to pay the fees and have the right and ability to change the management company should they be unhappy with the costs and service provided."

Another point to note :- Bromsgrove District Council says it can only take on the land at the builder's request, and has not been asked.

This can go on & on.
