Graham hi,
After reading this again I think its a great Idea to have a retention that could be withheld by the buyer's solicitor until any faults identified at the point of key release were resolved. Great Idea, and that would ensure that all snag's are done prior to sale, in theory !! The builder would like to repair / fix rather than having to come back to carry out defects.
