Yes the SP did spike but it always does on good news until it is digested in the view of the news therein. Maybe the SP has dropped due to the amount of big sells but these will be snapped up for sure then we may see a turn around.

This is great news as far as I am concerned and will be good for us, if it was the other way round and BAD the SP would have gone down much more in my opinion, and its just that "IMO" as noted in my post, so why be negative when we have just received good news ???????

Anyway lets see where this will lead us and I for one hope North. :-)

NTTG, the RNS only came out at 10:03 and at that time the SP was around 1.55 ish. You posted at 10:31 when the SP was a lot higher ,nted at 1.66 re your post at the time saying "I don't know if you've noticed but the price has dropped since the RNS landed"

That is what I am saying it did NOT drop at the time as you stated, in fact it went up about 5 /6% so why say it went down ????

IMO the market has not taken this news on board yet so I still maintain its more positive that negative, maybe a rise in the afternoon, lets see !!!

Its good to see all the latest trades are BUY's, and another chance to buy as the SP has fallen back since the rise to 1.66 great opportunity for buyers now.

If you care to read my post it clearly states "this will rise when digested IMO." also you need to watch the SP as it was 1.56 just before the issue so it has increased not fallen. You posted this when it was 1.66 so how can you come out with such nonsense. Before you post check your facts.

Buyers / Top up get in quick as this will rise when digested IMO. My wee RNS has hit the scene !!!!! GREAT news on Black hill, just what we needed. Bet those that sold are now hitting the bottle, will they ever learn.

This is just what we needed to keep us on track !

One thing I have thought is that if they are going to drill 100 holes and SBs comment about needing another 9-12 months, and are still stepping out, does that not suggest that they have still to find the edge and all holes so far are good to say the least. If they had found the edge they would have stopped stepping out would they not ? So In my view everything is still bang on. !!! Not being any form of expert, this line of thought makes sense to me !

1. Panorama Project - Exploration Update ( Good results )
2. Further Newcrest Drilling Results at Havieron ( Great results )
3. Final Results (Very good report )
4. New Drill Targets at Scallywag ( Very good report )

I repeat your question " Why is this share been held back there's got to be a big play going on here"

I appreciate the word "Patience is required" and we have done exactly that but patience does not give us an answer to our question as the SP is slacking for sure and should be well above 2.5p "at least" by now.

Yes I agree, maybe HL have taken TW report into account as their Trading statement has just been released and what they say reflects what is said in the statement. As you know this effects other H/B build in London and S/E including some of the largest Berkely and Persimmon, so this is relevant to the UK housing market in general but as you say housing is worse in London and the South East due to higher construction costs, however this has always been the case !!!

Lets hope the SP does not fall further and when the report is digested we might even see a small rise, hopefully.

Oh well lets hope for a nice wind to blow those clouds away :-))

Good find. But surely this applies to all house builders and construction in general ?
Material costs are rising all the time and this applies to labour as well, paying for good established trades people is rising as they know they can shop around for better wages, and we must pay premium prices to hold onto these good people, well that's my view.
Best get our sou'westers on and the clouds are gathering !!!

Just a few small points re the post the other day in respects to margins / profit etc.

1. Lower operating margins than we guided at the half year.
2. Operating profit is defined as profit on ordinary activities BEFORE net finance costs, exceptional items and tax, after share of results of joint ventures.
3. Customer satisfaction as important and are pleased that recent performance is back at a five-star level.
4. Payment of c. £600 million of dividends to shareholders in 2019.
5. Commitment to returning c.£610 million by way of total dividend to shareholders in 2020."

Nothing to complain about that for sure :-)

Owl you seem to have missed the point. Your post was very negative against house builders in general and my point is Why do you invest in a company that you feel their margins are excessive. I was referring to TW not PSN.
I can assur you that none of our board get anything near £100 million bonus.
If you feel so strong against house builders why do you invest in them ?????? you invest also in EZJ are they also tarred with the same brush.
