Don't think there will be any problem with replacing the existing facilty,especially with the significant ecent t derisking ( IPRS deals).Any increase in the facilities might need a further placing issue to keep the debt/equity balance sensible.

None of the regular posters here have "inside" access to TEF private financial plans,so forecasts beyond that provided by Peel Hunt and Shore Capital ( both house brokers who do have access) and guidance from JDS,are pure guesswork.We have had a couple of general hints from the company that the general plan is to double the size of the business every 4/5 years.The real devotees(all have career related experience) here are backing the industry , the BOD,managers and staff,who we believe have the ability to deliver.TEF website has availability lists for each development so keeping a track on sales is straight forward..Steph keeps u sup to date with macro issues and Sain's forensic investigative abilities are up there with Hercules Poirot,so hopefully we have most angles covered.

Srictly....will the fact that TEF are almost exclusively engaged in the development of apartments ( with the associated two year construction period) rather than houses ( with a six month construction period) not distort the picture?.

PURP needs to have after tax profits of about £80mper annum on the horizon with growth beyond that to justify the current value the market is placing on the company.Is there a realistic prospect of that happening because it looks irrationally optimistic at the moment?.

In this traditionally quiet period for home sales,what innovative measures can be put in place to shift the remaining units at Brookmans,Manhattan,Bermondsey Horizons and Stratford at prices that would suit TEF and the buyer?.

The last two weeks of August ( the dog days of summer ) are very quiet for home sales,so if the "stamp duty paid" deal needs to be extended to shift the remaining (near) stock units,the end of September is the minimum date.The time limit is intended as a " get it while you can" enticement,but in reality it will probably be available (albeit covertly) until all these units are reserved.We are in a period now where David Campbell will need to be innovative to keep sales ticking over and doubtless TEF will be receptive to any "sensible" offer,this is not really a time to expect ritzy pricing to be successful.We may well be looking at a period of a few years when buyers expect a special deal to get them off the fence,but as long as supply exceeds demand,if you build it,they will come.We have had an eyewatering few years of rapid HPI and it is in everyones interest that we now have a cooling off period.
