Might like to look at Northacres, Joint Venture partner MNR. MNR accounts show Northacres share of the Lancasters running at £41M pounds. [Thats as Dec 09] Since those accounts the value has shot up , based on the new higher selling prices.!!! Northacre is valued at just £8M DAFT. !!

In my view on the verge of profits that will EXCEED the companies Market Cap many times over. Have a J/V to build a £500M project on the edge of Hyde Park , where they can make up to 50% of the profits. Budget sales prices were £1200 per ft, when infact they are selling for £2,600 per ft with 30% sold prior to the showhome opening this month.!!

When this stock hits fair value it will stop going up .However with director buying huge lumps of cash due, an upbeat trading statement it could be a quid before it slows down in my view

Assett value is worth based on land value and build cost to date, not sales value.

Your getting mixed up, MNR have revalued the site that cost £87M. The £400M [now up to £500m] is the GDV ie the sales. Costs are around £236, all in , ie, land , build and loan cost. Profits could be over £200M to share with NTA.
