With 8 salesmen, and a product worth selling one can see the growth is going to be huge. The company has well and truely turned the corner, often takes an age for the city to see it, thats where this BB comes into its own.
Read the full year results "OUTLOOK" Then work out how in just one month ,[Sep] they turn a loss into a profit. This share is about to fly me thinks.

Yep a few weeks ago, in effect looks like Wayne and his mates can run and jump.!! That clears the way for a re rating.
Two J/V projects profits, Huge London site,[profit as the land is in at a very, very,good price [and half the shell is up] court case payouts, plus other day to day works to pay the overheads.
That might be why we have the buying
So, new director,[not going bust] and today they had some spare cash to pay off loan.!! Something is a foot, in my view.[You do not take on a new director and de list,so no fear on that count] Cash from J/V, cash from the court, deal with bond holders, or loan for Aldgate sorted, or new backer.? I am in with 1000000 at 0.9p
Not bad for 3 months work, [as bought around 30p] good call.! Now we wait to see who is the buyer,!!! One thing for sure the MM would not take on 3/4M pounds of stock without one.!!!
Northacres profits from the Lancasters are £52M so far. Northacres shares at todays price come to £33M with no debt. If you are thinking you get the company and 19M cash in for free you are dead right. Ppofit takers from 30p showed up today, however , the fall in my view will be very short lived indeed. When the buying starts you will NOT get stock without being ripped of by the MM.
Read the RNS £107M for 20% of the site.!!! Directors told us at the AGM they are looking fo up tor £600M of total sales in the next 12 months. The £2,000 a ft you refer to was for 30% of the flats in pre sold 2007. Again see the RNS
bsssett1 Minervas results will show a conservative amount of the profit share due to Northacre. £41M last time out based on £2,000 per ft with 30% sold. ????? this time round based on £3,000 per ft and 50% sold at 30/06/10. Agreed hundreds of investors now know that Tue could be rather good fun. Minerva will have very little good news for its shareholders other than the Lancasters [in my view]
What you need to keep in mind is the following. Minervas ONLY bright spot in these accounts is The Lancasters, with Northacre getting 50% of the rise a mere £60 in total will give Northacre another £30M.!! [on top of the £41M with loads more to come as the site completion grows near.
Note on page 9 it does not say the other £41M is Northacres, that is for investors to see for themselves.[ or your accountant]
Go to page 9 of the last accounts[31/12/09. Trading properties. Look at total revaluation its £351M, then knock off the Historical cost of £202M inc the odeon. Total added uplift is £149M . Then see Minervas share of the uplift £108M. Northacres is the other share as they are the Only J/V partner.[ £41M] This time round we should see the uplift go through the roof based on selling prices up from £2,000 per ft to £3,000 per ft plus another 20% sold in the accounting period . The accounts will not show the total Northacre profit, the accounts will be on the ultra safe side, but should in muy view be way above £41M last time. RE SALES; The directors of MNR and NTA want profit not sales so not looking for more than another 3-6 sales.a
That will be the huge divi they will get on their shares.!! Like the rest of us.!!
