I forgot to mention the quarterly 10 SMA is sitting at 599.61 and steadily moving up for the 3rd quarter in a row having bottomed out at 436 levels last October shorter term price is now above 10 SMA on the monthly as well for the 2nd month in a row and finally on the weekly the tea leaves have formed a rounded base and currently in fresh break out territory breaking above the 560 previous resistance levels and firmly broken away from the down channel from Nov 2020 highs at 8+

Trek I think you hit the nail on the head first 6 and then once above 605 slowly crept up to regain 7.50 the 10-year SMA sometime in 2025/26 assuming a steady lowering interest environment all around and lower inflation to boost the bottom line and bumps up the company profits IMO GLA
