Big fall today but not in Georgia capital.

Inflation now 8.1%. falling fast.
When will interest rates fall and hence exchange rates?

PS and very reasonable spread.
As an aside is there tax on dividends in an ISA??

There is a distinct lack of clarity over the actual interest rates.
The company has a lot of gearing so actual rates are important.
Also have never covered there dividends. Why pay out what you can't afford?
On the upside very nice discount for those who have bought recently.
One only default on rent amounting to 1.3%. Not many social housing reits can say that.
I reckon there is a lot of read across from home reit?

if anything Georgia as a a country (and BGEO specifically) must have benefitted from inflows of capital from Russians able to seek a relatively speaking more stable governance.
Initially this pushed exchange rates and now its being held up by interest rates.
I don't think this can last.
Hence my sale BGEO, Georgia Capital.
BGEO Dividend will be effected significantly offset by increase in the dividend.
There was other reasons for me selling both of them in my isa.

I intend on holding on until till the discount has gone. Very hopeful I know. I actually intend on selling when inflation falls far enough for sovereign Bank of Georgia to reduce interest rates. They are presently 11% and the lari moved up from 32p Equals 1 lari to 33 Equals 1 lari yesterday.
I guess they will not reduce till inflation hits 8% or even lower. Presently inflation 9.4%. It is falling quite fast. The aim being to buy back as I assume the share price will fall. Although there could be a catalyst to stop that happening namely a sale of one of its larger businesses.
I sold already all my Georgia Capital and bank of Georgia in my isa. I have decent amount left in my sipp.

From the SOHO rns. Clearly they are paying a dividend and have announced it well in advance with appropriate dates for exdivided and pay dates.

The Board of Directors of Triple Point Social Housing REIT plc (ticker: SOHO) has declared an interim dividend in respect of the period from 1 October 2022 to 31 December 2022 of 1.365 pence per Ordinary Share, payable on or around 31 March 2023 to holders of Ordinary Shares on the register on 17 March 2023. The ex-dividend date will be 16 March 2023.

Implied, didn't say it was market sensitive as in am not entitled to know before anyone else.

Not sure thats relative. Share price is falling and getting close to my stop loss.

Agree with both views BUT sloppy behaviour.
Maybe not received a payment?
You can see what happens to the social housing reits when it happens. I bought Civitas on a ridiculous price with only one small rent payment default and of course the read across from home reit.
