You should not compare just the sp today to back in 2020 and refer to the additional shares or dilution.

GGP back in 2020 was a totally different company. It owned a fraction of HAV and zero of Telfer. We now own all of HAV and Telfer. That needs to be factored in as its not just about the shares in issue.
