I think the resilience of the UK new build housing market at least is underestimated. Most builders are sat on healthy forward sales, and playing catch-up. In my opinion they will fight hard to continue building, and I cannot see Govt. wishing to intervene. The whole sector may be undervalued, and I note today that Berkeley, as an example, showed confidence, took their opportunity and notified the buy back and cancellation of £5m worth of shares in lieu of part of future dividend. Builders want to get on with things, and satisfy a backlog. Countryside also within their partnerships division has 9 years of work at 2019 levels.
