i still think alph given its the dead line day should be making some announcement as to were they are.

id be very surprised if it wasn,t announced at some point today even if that talks are still ongoing and an agreement has not yet been reached but ive already factored in that barclays may not want to finance it or the terms are impossible to accept and more time is needed to find and alternative lender im even prepared to put up 20p a share and the shareholders pay the debt but id want cast iron 4p divi for the next five years to pay for it.

im a little perplexed that the board havnt bought back shares to put in treasury given the low sp that way, if the sp make a big recovery they can sell the share capital to invest or pay down debt makes sence to me 25% would of cost 1.25mil they have got 8ml cash.

im wondering if they are going to re finance the total debt not due till feb 2015 they have had weeks to sort out the terms of the hedge its not rocket science you have to accept the terms being offered by barclays. with a slight negotiation on how much cash and collateral you can raise .or look else were for the money , but all theirs debt is with barclays bank it would be great if they restructured the whole debt incorperating the hedge settlement it would leave alph on a sound footing for some years to come . just a thought

once the hedge is settled all the group has to do is get 100% occupation not easy at the moment and hope property prices rise by 3/4% for the next two years that will keep us under the ltv covenants then re finance in 2015 from a position of relative strength . but i think they will revert to a divi as soon as is appropriate my guess is 1p to 1.5p starting next year still if your in at 3.85p its 26%ish with a fair chance of more

i think the news will be tomorrow if they have got a fair deal then the sp will double min good luck to all invested.

last but not least i think alph could do with some higher inflation it would dilute the debt and increase the revenue as its built in the contracts .and to be honest sooner or later the large money printing programs around the globe will have this effect at some point.

to my mind the company has always paid a good divi it keeps the sp up and as alph only has 117m shares in issue a 1.5p divi would cost about 2mil i would expect the sp to be between 16-22p but this hedge has to be settled and any drain on future revenue this will cause will be calculated. the key is to get 100% occupation increasing the yearly take to offset any extra payments needed . but i hope short to medium term the asset base rises in price, and helps the bod to get a better and cheaper finance package in 2015 .

i recon alph has 10ml cash and will need a loan of 15ml this will have the 6ml unmortgaged propery put up as collateral so a good LTV and an interest rate of 4% job done move on and will pay a divi next year of 1.5p per share to help the sp thats what im expecting ish.

well i guess you cant buy whats not for sale but the mms should raise the price to entice sellers i thought thats how the market worked silly me looks like they are playing games again
