This one the pits now. The company were dealing in stuff that was risk for shareholders and never told shareholders.Trust sadly gone. They will recover because Hrant family have big interest. If they get bought out cheap will be bad for long term shareholders who trusted but think it unlikely they would want to do this except at a price double what it is now.

Net asset value not always as important as free cash flow but useful to know as previous one can see 2021 was only 223 p

Cannot see 400 again but maybe 600. Maybe not quite that.These have been a good hedge with low % rates and will be again but shares need a premium over cash in bank or building society agree and they will have rising costs including paying for staff !

A lot of houses will have to be repossessed or sold in distress for us to become a nation of renters. We will need new Rent Acts to stop exploitation by foreigners who don’t even live in this country.
