Nuri, in some parts of the country gazzumping is happening which is seen as overheating. I'm aware that in Bristol you have properties selling quickly and significantly above the asking price. The stamp duty holiday is distorting the market. JJ

You believers in out of town as the future may want to have a rethink. London, in terms of Oxford Street and the surrounds is not experiencing the footfall, as there are no foreign visitors to speak of, and office workers are happy to work from home. If the office workers can squeeze out a bit of free time in their working day they can be tempted by a town offering plenty of coffee choices and lunch options, and may choose to walk/cycle there, maybe with a new E'bike . Small towns could be the future. Add in free parking when you visit with an Electric car. JJ

Dehydration can be the cause of cramp for me. Its easily resolved with one or two pints of water, not beer. A half pint of water in the hour or so before going to sleep also helps, not enough to disturb sleep but stops you waking early feeling dry. Atb, JJ

Chilting, perfect. The two closest towns to me each have a small Sainsbury store open long hours and with lots of footfall. This is what MKS could do well. In BBQ season they could have well designed deals, not cheap but of a quality that can be relied upon. They would be snapped up; and online MKS could sell a quality BBQ. JJ

Imagine a town where MKS is valued by the locals but is just breaking even, or running at a small loss. So someone says close it, but hang on a minute because MKS is still tied to a lease agreement perhaps running for another 5 years which he can't get out of. In that scenario it may be better to keep trading, until such time as it can get rid of the shop at negligible cost. In my example during the next 5 years the footfall could increase causing a rethink. If it closes then there maybe other shops that also close with the result that the town has less footfall, yet more shops close and MKS is stuck with paying rent for 5 years. And no one wants to take the premises on. Its not as simple as some seem to think. JJ

Chilting, MKS need to consider a bigger picture; closing a store may be a 'disaster' for a given town. Marlow is a good example, if the small MKS closed it could cause non competitor shops not to locate there. The Waitrose store has gone from Marlow so MKS is important to the local community. In the Thames valley you can see how "shopping habits" are changing. Your ref. to the banks is a good one. They have not moved with the times in terms of the premises they use i.e. instead of closing a branch in a town they could relocate to a smaller better positioned 'shop'. For me its about fresh innovative ideas. The French supermarkets offer a better and more pleasant shopping experience. This is a big subject. JJ

Chilting, It is all ages that are able to go out to shop and enjoy it. I'm 70 and have gradually moved to online for much of my shopping. My preference is a High Street rather than a retail park, when I will try to support independents. All shopping then involves a coffee, or a beer, and when appropriate lunch. The retail sector has a long way to go to meet the needs of shoppers. The appeal of out of town shopping has been short lived for many. I have easy access to Oxford, the shopping experience is generally a good one, you can choose to park a car in the centre or use a park and ride, plus there is good public transport(trains and buses). The choice is amazing when you are there, out of town shopping is second best. I'm trying to show that there are different views. JJ

Whilst I want to see is the MKS share price above 225p, its not guaranteed. Today we hear the man from Barclays telling us there is going to be an amazing bounce in the economy, but with high unemployment not everyone can participate. There appear to be a daily flow of emails from John Lewis exampling more reductions. There is an enormous quantity of stock available where the margins are going to be thin. Those in work have paid off credit cards, and like the feeling of not having the debt; similarly they have paid off chunks of their mortgage. So yes there is money to be spent but are they going to spend it with MKS? There are a lot of unknowns for MKS and this is why the share price is at the level it is. This is not me being gloomy, although it could be some months before we get above the 160 level and move on up. JJ

Strong buy if you can sleep at night. I'm so much more relaxed since we crossed the 20p threshold. JJ

Having held NatWest shares since the late 1970's its often been the case that the share rises towards the results, and then drops whilst the market makers digest the detail. Of course there could be more to it on this occasion, however IMO this share is undervalued and should continue upward with blips along the way. JJ

We ought to be heading toward 250p; you can see why I'm poor!!! JJ
