House builder made most of their profit from land banking, that's why they had been doing well recently by profiting from building on cheap land bought many years back in the pipe line. For example Berkeley is now building on the land in Edgeware Rd near Marble Arch that had been vacated since I was a school kid. Well this will be a thing of the past soon because the government will come up with more and more interventions to solve this housing crises. This Hongkong developer had already set foot in The UK, his family business have US$50 billion investment in the Uk already. They came from a land where land price are more than Gold, they bid land for billions under a very competitive environment and manage to utilised the high premium land and make good profit on it. They build sky scrapers, they will make UK house builders a laughingstock. His nickname is SUPERMAN Li in Hongkong because he succeeded in everything he builder. Hongkong people worship his father like a money God, people are fighting to buy his share on any investment public offerings They will step on UK house builders like ants.
Yes Barrat have no place in London, they just pulled out of a �6 billion building project and replaced by Hongkong super rich property developer who are used to very competitive environment. Once this developer set foot in the UK, they will out bid all uk developers in future projects. Those new land in the pipe line were bought at high premium price with the insight of growth in future house price. Cooling house prices and dramatically slow in growth would means reduce in profit or negative equity at worst if there is sharp fall in property price.
Once this big player joined in the U.K. Property market, Bdev can't compete because they are used to aggressive bidding in a highly competitive environment.
