I have one simple, and civilised question today.

Of the acreage DEC claims to HOLD, how much does it actually OWN ? And of the acreage it HOLDS but doesn't OWN, what are the leasing arrangements and costs to DEC as agreed with the ACTUAL landOWNERS ?

Also, asp, the reason DEC has to resort to a mix of cash and newly issued shares to partly pay for their purchases is that the banks won't lend more than 70% of LTV ? You do know that, right ? I mean, if you don't know that, it makes perfect sense I suppose to think that DEC would much rather dilute their share value and pay a (at least for the moment, until it's slashed once again) dividend of over 10%, rather than a loan interest rate of 8% ? You do know that, right ? Right ? 🤔

By the way, asp, your landlord analogy - in fifty years time, the property still exists, and will probably have increased in value. In fifty years time (even at the greatest optimistic stretch of the imagination - DEC will be the proud owners of a...hole in the ground. But yeah, housing is so similiar to the oil and gas industry, it's as near a perfect analogy that you could use. Right ? Right ??? 🤡🤣

Asp, you do realise, right, that DEC keeps running up debts quarter on quarter by converting the cash they spend from their 'revolving credit facility' into long term debt of various descriptions ? No, you probably haven't noticed that little sleight of hand, despite it being debated every quarter on this board, since it doesn't fit your narrative, lol.

Tell me, asp, what percentage of the purchase price are the banks lending to DEC ? 90% ? 80% ? 70% ? 60 ? 50% ?

Tell me, asp, who gets priority, in the event of bankruptcy, in receiving the proceeds of any asset sale ?

Tell me, asp, what risk are the banks actually exposed to here ?

Worya, if (and I agree with you in this respect) the future is indeed impossible to predict, what do you suppose has caused the collapse of this share from over £25.00 to under £9.00 ? And the slashing of the dividend by 70% this year ? I suppose the answer must be actual events, rather than future predictions of milk and honey.

Rrb, where's the various tax credits and subsidies in your calculations, the amount of handouts DEC gets isn't anywhere in anyones' 'best guesses' of the financial situation regarding DEC. Nor are the increased taxes whenever NG realises a certain price.

asp1, DEC has SLASHED its' dividend by 70%, and debt is INCREASING. But apart from that, yeah it's all good. 🙄

Asp1 - '...DEC have done many deals with a mix of cash, debt and equity, the latest of course is crescent point. Think of a property company, it uses equity, debt & cash to purchase property assets via loans from banks, equity from investors and cash generated from its existing property assets. It then purchaes assets and over time repays the loan before puchasing next asset etc. DEC are essentially applying the same logic just to gas wells (not the perfect analogy I know but good enough I hope to make the point)...'

asp1, if this company is such a cashflow positive entity, how come the share price has collapsed and the dividend been slashed by about 70% this past year or two ? Maybe you could give us another example of this happening to any other cashflow-positive UK company in the same timeframe ?
