Also, asp, the reason DEC has to resort to a mix of cash and newly issued shares to partly pay for their purchases is that the banks won't lend more than 70% of LTV ? You do know that, right ? I mean, if you don't know that, it makes perfect sense I suppose to think that DEC would much rather dilute their share value and pay a (at least for the moment, until it's slashed once again) dividend of over 10%, rather than a loan interest rate of 8% ?
