Dan, "Sell low buy high." Not sure that was the saying. Still your honesty shows you are real unlike some who's history is always positive and always make a profit selling at top and buying at lows after the fact.

Dont spend much time on ADVFN dont like the site. Yep you have to hold your nerve at times when the market takes a dip, often the time to be buying not selling. Anyway hope you havn't costed yourself too much and that in time both divis and value will take up the slack

Well a lot of the mertics dont look good on pure figures alone but in context, there is a slightly better slant added with some hope for the future. The pipeline is good and if they can get it developed then things might look quite good. Still you are getting paid over 6.5% to wait. If only they paid quarterly dividends! There were a couple of standout comments for me :-

"and therefore it is likely that we will see income impacted as we work our way through a continued sale of retail assets."

"whilst the opportunity for an earnings and NAV enhancing share buy-back given our deeply discounted share price is also under consideration."

So it looks like things will take time to improve and income might take a hit for a while. What is the knock on effect? will this slow down investment. Then again if you dont have money how can you do a buyback? Normally I dont like buybacks as they are often done to achieve bonuses and done at the wrong time and dont help investors. Hopefully as the family own half this might be better thought through. Borrow more at 3.5% to save 6% divis? will help EPS but wont help LTV's

Still it has got me thinking whilst the SP is well below NAV it might make a difference depending on how they go about it. So Im ignoring my own advice and added just a few, Brexit be dammed. The offer is on the table now.

Dont repeat this out loud but maybe Nick scuppered the SP on purpose to achieve cheaper things and better leverage for the deal. It was all part of the master plan but he had to keep stum and couldnt tell anyone except he opened an account in the name of last call to hint to us all.

Personally Im disappointed cos my 120p buy order wasnt filled.

This has now turned purple on my spreadsheet and I would have topped up if it wasnt for that "B" word being just around the corner, or not. Plus October is normally a dip/correction month.

No not great news but it is just a continuation of a know issue taking longer that first thought to fix and hence more ongoing costs and less divis for us.

Still if it is only a temporary problem it might throw up a buying opportunity although the initial spike was just that. The SP has been a tad lower recently.

I dont know if its bad design, poor engineering or reengineering or too much expectation being put in tech that isnt quite there yet. I suppose its a mix of the lot. They supposedly have some of the best brains available so why the extension, Maybe Mr East is being slightly economical with the picture ....... to make the big picture look better for investors, workers and the industry.

Nope and not really looked to be honest. Just got it in my mind that house builders have had an easy time and that might be coming to a close. Also there seem to be a lot of new houses with issues and I wonder if its going to bite back ppi style.

Got some REITs which are property related and this has 85% freehold hopefully better income related for me.

The week looking like finishing on a high, including Vodafone which must be close on 5% gain. Still the market has been on the up too. Must be because all the politicians are being kept out of the House/illegally stopped (depending on your Brexit view!) and out of the way and the can looks like being kicked on down the road yet again.

All my Brexit survival food stocks will be out of date by the time I get to use it but I am willing to sail out to bring back supplies, using my Dunkirk spirit to help turn Brexit disaster into victory ish.

I tend to agree re the results, nice that the divi was bumped but ROCE is still too low. Some metrics looking ok and surprised they have not re-assessed the property valuation and refused to comment.

Trevor always comes across a bit cagey and I sometimes wonder why. I suspect he knows exactly what people want to know but likes to hold his trump cards close to his chest.

I got mixed messages from the update, yes some new business but it seems there is still much left to let. Is that a positive as they have scope to get more or a weakness as they haven't been snapped up yet.

The Brexit issue dragging on (and onner) cant be helping much. Though that this might have had some finalisation soon

as expected really although you dont expect fireworks with this sort of investment. Various metrics down due to sold properties and awaiting investment of the rest of the cash that was raised. NAV down a tad but SP remains higher than I expected but what do I know. Maybe Brexit is seen as "delayed" again taking off some risk

Newbie, dont be a Fool. So many articles written within days that contradict each other but at least they are always right (and therefore always wrong) You have to look at spectrum as an annual average and they should be reporting it as part of normal business rather than one offs. They did say it was £1.2Bn from memory last time but the German will have pushed that up this year.

Just noticed a Vodafone shaped hole in my divi income last month .... good job the others are taking up the slack! That lower £ might assist some of my foreign currency earners . Debt is always "a worry" but can be used positively too. Part of my hole will be assisting with that effort to reduce that debt but we need to see progress with the business first. The deals been done now show me the money!

Ex divi today so should open up around 101.9 tomorrow. If I hadnt taken part in the recent placing and with maybe or maybe not some sort of Brexit around the corner, I might be tempted to add a few.

1 month up 3.05% 3 months up 19.95% 6 months up 16.07% can say much from here as things take a turn

1 year down 9.88% 2 years down 28.06% 3 years down 33.12% 5 years down 24.83%

Still there are some divis to add to the mix. Market looks like ending on a positive so spreadsheet might look a tad better this week. Have a great weekend all.

Hi Comboss, divi not expected to be covered fully until they have invested the cash, so some of that now splashed and agree with your sentiments. I'm waiting to see if it does have another spike down over any Brexit comments/news in the near term.
Although I suspect it will drag the lot down so might be other places to invest at the same time. I'm not expecting the "B" word to have a long term effect though just short sharp over reactions one way or another. Hopefully I can add more below my average and when the results come out the market might get the jitters about the foretold uncovered divi.

It looks like this stays around the level sothe gain is all divis, hopefully reinvested at some stage.

I note they haven't detailed the properties purchased just the general areas but suspect we will find out more detail later. In some ways I'm a bit disappointed it didn't fall further with the market falls. The SP is still down x1.5 divi payment compared with placing price. I dont know if I should be heartened it only fell a tad and now that have even more income coming in.

Yep I was surprised about how little comments have been made, maybe were all too busy enjoying spending the divi! Where is last call when you need him, he kept the place busy.

Abandoning ship is not always the best course, even a semi submerged boat can provide shelter and is much easier to find than an individual in the water. Look up Harrison Okene, some amazing stories

The divi yield is based on your purchased price not what the share prices falls too. Unless you buy more and average down then you wont get any benefit from the falling share price. I wouldn't describe the divi as pitiful unless you are comparing it to its previous state

You need to look at what you think will have the best future going forward and any diversity of PF issues. Then again why these two and not something else
