The share price is doing well, up 9% in a short time. Unfortunately its putting me off. I suppose there is still more mileage in it personally but Im not sure I want to pay 9% more. It probably a mistake but once you have seen something in the sale its harder to then pay more.

So sitting on my hands with this one now, maybe the "greed" side of my brain has taken over.

Might be a very good water company but as a share trader ??????

Im trying to add more this morning but cant get a quoted price.

From the last annual report..... "Planned exit of all industrial and retail holdings to focus entirely on the core regional offices which the Asset Manager believes will provide the best return for shareholders over the coming years."

I must have bypassed that information or it just didn't bother me at the time.

"At the period end, 83.5% (2019: 79.9%) of the portfolio by market value was offices and 11.1% (2019: 13.7%) was industrial."

Well this will be lower again in Aug after the announcement of the sale of the industrial portfolio.

TimBob, Im not knocking the regular investment principle, I used to do it myself. Its a good, like you said, cheap way to get more shares and get that compounding going. Even better with steady shares as hopefully they wont move too much just as you buy.

Market back on again, so half of yesterdays losses recouped today. Even EPIC on the up. Not quite what I hoped for.

Doesn't bode well for the buyback. You think they would be tanking the SP so they can buy more for current shareholders not paying high prices.

I must have missed or forgotten the move out of industrials and into regional offices. I remember winning Cities but thought that there would be a balance. Reduce retail, increase office, keep industrial. Are we going all in 90% plus offices???

Hopefully they know the devil and the details much better than me. Eggs n baskets and all that but maybe golden eggs dont break.

TimBob, already thinking about adding a few more, I was hoping the covid news might drag this down slightly.

I dont do the regular investment thing, normally lumping my dividends into the pot to buy another lump of something that looks cheap, normally with a dividend so as to compound it over time.

Well ex divi 22nd so we should see a small drop. Not going to dent much for those trying to get back in so with you there Oldfortyniner. A buyback kicks in too so we might get stuck. Still it was a good ride whilst it lasted.

There are other equities if you want to replace the income and at much higher yield, so I suppose it depends on how long you are willing to wait if you really want this one.

Etotheipi, I think if I was going to be a student I would be looking at staying online with the occasional visit. Accommodation is the expensive part and I think too many students are sucked into it without looking at the long term implications. Maybe a reasonable job, starting much earlier and investing some of that earnings over a longer time, is actually better than loading up with student tax (debt). You need to get a decent job afterwards or you going to be paying that tax a long time. I know some students that will never pay it back. Wasted time for student, tax payer but the accommodation side is doing well.

Another update, along the same lines. The dividend bumped by 3% too on prior quarter.

Freedom day today as its termed although the signs don't look good. Hopefully things will pan out better than expected. Not sure we can afford to close down for long as we did like the first time.

The clouds should be clearing but up wind, it doesn't look great. Hope it blows by.

You didn't receive the "usual" cos it hasn't gone ex divi yet. Its ex divi next week and paid at the beginning of Sep 21.

You are not worse off but I agree if you want to by back your "forced Sold" 1/3 of shares it will cost you more than before the split. 2/3s of the remaining shares have risen though. The yield is still quite low now for a utility, albeit probably one of the safest ones around. Are you sure you want to pay your 16% more?

Maybe it all those people trying to buy back, support from the upcoming divi that are keeping the support for the SP going. The buyback kicks off next week too. I estimated this adding a potential 94p but not at these prices

I suspect it might be quite a while before getting back in at a decent price.

This came up on my radar again as the price dropped below 130p. Unfortunately the spread is 11.5p on a 130/140p share price. I'm not sure why the spread is so large, I seem to remember 3 or 4p last time ish.

It has put me off again!

With regard to retail, lots moving away because of concerns etc. Although retail has fallen, I think there will still be a need for some. So the question is when the sale of retail becomes "value" as there are more sellers than buyers.

Shares now ex divi so not long until my first EPIC dividend. Im up for REIT treats

Mainly the reasons why took a first bite. I had a limit order on TOWN but they started buying back their own shares and the price spiked 15p or so which put me off. Probably shouldn't have but it moved well away from the order when I came across this.

I was hoping we might get a bit of a market dip but the "reopening" seems to be limiting this. I suppose it should help those that pay rent so maybe OK.

As for quiet boards, I'm on a few so usually chat to myself. Others like lloy get inundated and so busy you can't be bothered reading and you can see the wood for the trees.

They must think that students can fund a return on this. Paying over the odds, rebuild costs, time spent not earning a return on investment etc but then think it will have an even better return later as student digs.

Sounds like students are getting the short end of the stick. Wonder why RGL didn't think of copying the move?

I dont think southern have shareholders (thank your lucky stars!) otherwise it would be the shareholders that would be paying.

I would be interested to see who is "guilty" and what is happening, pay rise probably?

Bought some of these today as a first step. Had not come across these before although I hold a few other REITs

Monthly dividends is unusual but not unwelcome, a bit on the smaller side so individual properties and or tenants might make significant changes, positive and negative.

New income steam from Haddington and a year end dividend review to look forward too. So will have to keep a closer eye on this now.

Well I have be watching from afar. I have been put off by the costs compared to zero, on going with shares. Unfortunately I dont have the scope or ability to research and buy individual shares in the far east. Boring and Predictable sound good to me so I have added a 1st tranche.

Now I should be able to keep a closer eye on things and have a bit more UK centric diversification.

Anyone considering voting against the current deal.
