Performance 10% under expectations. Reform wanting to cut subsidies. Power prices expected to fall and higher rates and options for investors to get better returns on gilts. Trump offering less support.

So there is a lot of negativity. There is some silver linings. Share buyback happening at discount, high yield whilst you wait and some debt reduction. It also has some surplus income to help with a fightback. Let's hope it can continue to improve and the SP will follow.

TRIG is similar but the divi cover of 1 is a lot tighter.

Hopefully compounding that 10% yield will take some of the current sting out of things. I don't know how low these will go but the should get to a base line.

The outlook is dark but you pay a lot more for a rosy looking one. The buyback should help, its on a big discount and a big yield. If its able to keep going without too much interference it will be a winner.

Not much that has changed and still moving on. I thought the comments around retail and possibly a bit of a shift into that direction interesting. He also discussed why no buyback.

This looking like a safe port in a tariff storm. Will the price hit a fiver. Not great for reinvesting tomorrows dividend.

I have added to this position today. It has been a rocky ride and the dividend being cut by 50% isnt great news. Fortunately the underlying story is better, assuming things improve from here and that's were the story come in.

Some interesting developments, even more sales, reduction in debt etc.

Ive been watching the 10 year guilt's and thought that a big increase might lower the SP here. I think we might have to wait for the OBR to mark Rachel's maths homework.

She seems to be trying to wiggle a lot more. Still if it happens the market in general is likely to be down

New shares do get this next dividend but will cause a rebasing going forward as the total cash for the dividend remains. the same but spread over the increased number of shares. I think they said annually 27.4p so 6.88% buy yield currently

But you get the divi plus inflation. Then next year you get a divi plus inflation on top of both bits.

Yes you have to take inflation into account but this would be ideal way to pay of a mortgage as the divi amount will rise faster than the relatively fixed mortgage

Schroder Real Estate Investment Trust Limited, the actively managed REIT focused on improving the sustainability performance of buildings to generate higher income and capital growth, announces a further 2% increase to the interim dividend to 0.897 pence per share ('pps') for the period 1 October 2024 to 31 December 2024. This follows the 3% increase in the interim dividend for the prior quarter that was paid in December and further progress with portfolio activity.

The dividend payment will be made on 28 March 2025 to shareholders on the register at the record date of 14 March 2025. The ex-dividend date will be 13 March 2025.

The dividend of 0.897 pps will be wholly designated as an interim property income distribution ('PID').

Well higher inflation might mean bigger divi increases so hopefully some sort of silver lining. I thought the rise in the 10 year probably dragging things down. They have agreed with the regulators so only the government to worry about.

Well if you think the shares are going to fall you can take that bet and hope you win. That could be done with any share though. I get the RI issue overhang compilation. I wonder how many individuals will try and sell their new shares I suspect just a few due to reasons already mentioned. This should be short notice sharpe.

You are correct that the underwriter might take longer but you would expect them to have planned for that. I wonder if they expected a bigger take up.

Waits for the fall. How low you expecting? I was more it won't rise much for a while but ready to swing my bat again if my expectations are not matched.

As you checked for me yesterday I checked today and all shares are present and correct.

Generally look pretty solid and a bump to the dividend is nice.

I will have to look closer at the details and what the forecast buy yield is. 11% reduction in the share count with more planned should help.

SP down slightly so might be back on the watch list if there is a market dip depending on the buy yield
