I dont really know a lot about ETF's and there must be a lot of potential physical sellers of precious metals? Albeit I have alway wanted to own physical metals but never taken the plunge

I hold Fres and am looking for an entry point to Average Down!!!

I also hold Blackrock Gold and General and have done for ten years...a big mistake on my part as it does not seem to respond to increases in spot Gold prices. Dont think I will ever by a Unit Trust Fund again as I have lost all my faith in Fund Managers

Anyway I think Electric heater will be good for you as apposed to the disruption..Ive got one at home its energy efficient.....i wil send you anne mail image..oh and as you are thinking about underfloor heating then it can run off the electric heater

My guess is ( and you guys know i am not technical)
That he has subcontracted the heating at a fixed price and the installer doesnt want it as there is more work involved than the price agreed.
I would welcome any feedback as to thoughts/views that electric heaters can be as energy efficient as gas ....
I cannot for the life of me understand why all the tradesmen did notbcome together on site.
Also why did the surveyor only talk gas and btu's when we met him at the house before we exchanged contracts

As you know have got a newbuild house....having Orangary built was told by builder that plumber would come today to advise on installation of radiatoes and btu's heat we would need
20 year old kid arrives and negative from start...i would recomend electric he says cos installation will cosmetically not look right.
Yes i state but 3x dearer to run and less effecient
His big sister arrives...a little bit more proactive..yes it can be done..
I ask them to take 5 mins speak with orangary provider whilst we decide between electric and gas..
They have both gone.... scarrpered....i am left fuming.!.
My guess was this lazy youngster / subcontracor did not want the challenge and had agreed to do the job upfront for a fixed fee without scoping it out first
Oh and i asked him how often this happens...about the 4th time this year.
I Have put a call into the orangary company (who is filming the build for marketting purposes) and youve guessed it they have not rung back.
So he can put his camera where the sun doesnt shine
