I already hold a small position in BTRW at 3% above today's close.

There's definitely a macro hit to come, degree and duration we don't yet know

I hope you understand the risks on fixed price contracts...

Because that can turn very nasty indeed..

Are you looking at the wider sector valuations...

Because viewing BWY alone gives half a picture.

However, fats is in just before the close..

BTRW looks significantly cheaper on a NAV and price to book

ratio, plus has a nice net cash buffer

..why would Bellway now revisit sub £18 again..

Longer term, barring no newly discovered nasties with Redrow,

this looks a tempting price.

Look at that huge % fall in net cash over 12 months.

The current payout (plus buyback) appears unsustainable

and unless there's a swift market recovery (looks unlikely)

a further cut nay be in store next year..
