Yes, that's what it was like when I sold. With the description & pics. you submitted your changes but they didn't go live until approved.

The other thing the traditional agents (and some of their customers if you read TrustPilot reviews) seem to be oblivious to when they criticise PurpleBricks is that you can communicate directly with the buyer. Why go through the agent every time you want to ask a question? Of course traditional agents don't want you communicating directly in case you make arrangements to cut them out of the transaction (I know they still have right to their fee but do they really check every property that gives notice on the marketing agreement against the land registry?)

I think you look at this too much from the eyes of a property professional who has followed PurpleBricks very closely.

The average housebuyer think more about price and whether they like the house. How many homebuyers have you heard complain after buying a house that they were horrified to find out it had been on the market beforehand? Most people far too excited about what furniture they can buy.

Probably escaped the attention of 90% of people and out of the 10% who did notice have probably forgotten or they can't remember which is the old and which is the new.

Yes, people are put off by a property that they've seen on the market for a while but if they were interested originally they'll probably have been to view it and obviously didn't think it was worth putting an offer on. New buyers come in to the market who won't have seen this. This is the main reason for me that if your property hasn't shifted you should think about taking it off the market and bringing it back again at a later date. Wait a couple of months and put it in front of a new audience which might create a bit of competition. Traditional Agents won't advise you to do this because it's not in their best interest. They'll leave it on their stale and tell you to keep reducing the price so they eventually get their commission. When somebody does come along who is interested it's extremely unlikely there will be any competition so you're in a poor negotiating position.

We don't really know when it was taken off the market and whilst the asking price does look high the owners may just be seeing whether there's any interest and clicked the button to add the property again.

They've paid their fee, whatever it was in 2017, so what's the harm in trying? At least £3000 to sell with a traditional agent and who knows what equity they have in the property?

The old sign may not even be noticed.

Also listed as new by Rightmove https://www.rightmove.co.uk/property-for-sale/property-70631967.html which suggests it's been off the market for 14 weeks or more unless something dodgy has gone on. I have seen Agents list properties as new on Rightmove but I'm pretty sure that you have to do something specific rather than just re-activating the listing.

Some very strange stuff. There's one agency that's added a whole load of properties with a lot of them being SSTC. I think they've just dumped their whole list as new. Who knows, some of them may not even be properties on their list but old ones they sold ages ago. I'd have to do more research.

Says it all really. A small group of anonymous social media posters with time on their hands because they don't have enough work to keep them busy.

It's a shame people don't spend the time checking on what traditional agents are up to. Seems somewhat unfair really. I spent a bit of time on doing that as you know. One of them ended up being investigated by Trading Standards. Lots of dodgy things going on by traditional agents. Doesn't take long to find things but Trading Standards take the view that they prioritise cases where the complainant has suffered so nothing gets done normally.

Who says they're gaming the system?

One of the things PurpleBricks do is allow you to take your property off the market for a marketing break. The maximum is something like 3 months or 14 weeks and it comes back on automatically after that time. The customer receives an automated email to say the property has been put back on the market and there is an option to remove it again. This is actually so that it doesn't get listed as a new listing on Rightmove! So a feature to stop people gaming the system because Rightmove will list a property as new if it's been off the market for 14 weeks and comes back on. However there are ways to get around this and plenty of Agents do.

So the example provided could simply be the result of a customer seeing the property has gone back on the market automatically or they could have put it back on themselves. Then they changed the price to something they thought was more appropriate.

The percentage of properties coming back onto the market will be a high compared to the average. This is because the number of new listings are lower than usual and the market has just opened up so the number of returning listings will be high.

May just have been the owner increasing the price using the platform. That would be my guess. Once your property goes live you can make changes to the price. Any changes to the description need to be verified by the LPE.

I suppose you could interpret that as just added to Zoopla. It doesn't say it's the first time added or say it's "new to market" and I'd put money on it that the Agent has no way to override whether "just added" is displayed by Zoopla. If you are taking listings off and putting them back on in order to mislead buyers then that would be a breach of CPR but if you are removing them for a valid reason then that's not intending to mislead.

I imagine plenty of customers now putting their properties on the market again after chains have collapsed or they decided to take them off the market in order to put them in front of a fresh audience at a later date which I think would be good marketing strategy.

New photos would have been nice but remember this is a budget service. As a customer you can update your photos but they have to be verified by PurpleBricks. My LPE did come back and took a new photo for me but that is not part of the service so you can't expect it.

W13Ken, search for "ftse250 list" in Google - it's the sharecast website. Replace the '250' in the url with '100' to get the ftse100 list.

There are two ways BWY can enter the FTSE100.

By virtue of it rising to position 90 or above in terms of market cap. When I checked this morning the 90th position in the FTSE100 was about £5172m and BWY £5227m so at this time they qualify on that criteria.

The other way to qualify is that if FTSE100 constituents fall out because their market caps are less than the company in 11th position in the FTSE250. This morning when I checked 11th position in the FTSE250 had a market cap of £4407m and the lowest 2 caps in the FTSE 100 were £1666m and £4227m with the third being £4417m so as BWY were #2 in the FTSE250 they also qualified on that criteria.

All very fluid though and when I last checked on 12th February BWY weren't getting promoted.

Another solid set of results continuing growth.

17% increase in eps compared to Q2 2019.

For the last 4 quarters ending 31/12/19 compared to the 4 quarters ending 31/12/18 the eps growth is just less than 21%.

If BXP produce the same earnings as the first quarter throughout the year their dividend will be about 2.33p as it is now law that a minimum of 0.3 times earnings is paid out.

That means the GDRs are paying about 5.9% yield.

This may be the catalyst to reduce that discount with Dhaka where the share is now trading at about 65p.

I'm hoping for the usual double digit increase in earnings. Estimating for 14%.

When the LPE I used spoke to me they mentioned some number of potential purchasers and it was based on the number of people who had alerts set up in Rightmove for my postcode. One of the non-PB agents also did the same thing.

That's certainly not true. I received an offer and the LPE phoned me up within 30 seconds asking if I wanted him to negotiate a better price.

I'd be surprised if LPEs could do this. You would expect TP to work with one PB department rather than 700 individual LPEs. Could be wrong but it sounds like a stupid way to monitor reviews. Also TP have stated that as many positive reviews were flagged up for checking of authenticity.
