Good point but I suspect Inland want to obtain planning on sites and then sell in order to make the profits. Yes if they do not sell or are delayed it will hit profits. Howver I suspect Inland do not want to be tied up with the construction side or will partner others to do the building works. We have a shortage of land in the south east and Inland holdings IMO will be snapped up. However the price is key. Land prices will take a hit in the next 9-12 months. Why ?. Govt has reduced the amount of rent subsidy paid to affordable housing which has reduced what key trusts and HA's can pay. This will have a knock on effect on land values for a % of land sold as affordable housing always takes up a certain % of land plots. Normally say 30%. If you are holding land with PP then you may have a problem. Going forward expect negotiations over PP to be a lot tougher as the Land Owner will not receive as much as they belived they would. It is all about reducing Govt expenditure and they take the line, we have helped the Housing Industry with first time buyers so now you have to feel some of the pain as you all have made a lot of profit. I expect it will wash through eventually but there will be some short term pain. Remember we are not building enough houses so the long term SP's will rise for all quality house builders/developers.
Am I right that the BOD stated the end of year figures would be out by 29/10/15. Can someone confirm please. May top up but will review the SP daily until then
I should have added that the site in question will probably subject to Overage which is where if a certain sale price is acheived then Inland will receive a biggar cut. If not all the houses are sold or you have to project future income then this can be difficult.
A Guess- Notwithstanding that the new accounting rules have made it more complicated to include the development mentioned , I keep asking myself why are they taking so long to master the revenue/capital input. We have been informed that the profits will exceed forecasts. I have a gut feel they are trying to maximise the profits / cash flow. The only reason I can think of is that an approach has been made or the feelers will be put out to sell the Company to one of the bigger boys. The time could be just ripe. As to SP, if it is sold then I would expect £1 plus. No evidence to back that up bar their expertise in brown field sites and the change in planning laws. So my guess is that we will see the Company sold within the next 6 months. How's that for ramping.
We could do with some good news to elevate the SP which from a high of 80p is stuck around 70p. This share should be a lot higher but the BOD need to show that losses have stopped .
Topped up today as I see a lot of inherrent value in the SP largely because the land bank is undervalued and the planning changes to brown field sites is a cherry on top of the cake.. Also longer term they may well be bought out as land banks dry up. I normally stay out of AIM. Had my fingers burnt but Inland has real value and real land to develope hence a good NAV.
The key words for me are 'The improved performance resulted in underlying EBITDA loss reducing by 52% to a €2.4m loss (2014: €5.0m loss). The on-going improvement during the year, including the implementation of a price increase, enabled the EBITDA loss to reduce to €0.4m in the second half of the financial year.' My take on this coupled with increased turnover is that by the end of 2015 if not sooner the Company will be in the black. Surp[rised by the fall. The results read well and if it had not been for the DW issue the cash would be over £2m higher. That is all in the past now. Onwards and upwards .
Can I ask what you base the £2.40 per share on. I will add I hope you are right.

If the SP breaks 80p this week then I can see (I like dreaming) a push over the next 3 months towards £1. Anyone know what is happening to DW in regards to the Asian area or does AXS have to buy the contrcat in in order to find a new partner.
Just had a look at PPG's website. They are Big very Big. If this trial contract works then RM2 will fly.
Topped up a little as the volume and revenue does appear to be at a turning point. AXS is very quiet concerning DW. Would love to seee the original contract to establish if there were any timescales and what the break clause (if any) terms were. China is a huge market so a bit surprised we have had no update. I remember AXS had asked their Lawyers to review the Arbitration award but it can only be challeged if a material fact or mistake has been made and I susppect the Arbtrator took some legal advise. I concur that AXS may well sell out next year as they move into being purely a revenue company based on Licenses and others manufacture, advertise and sell the product. If so we could see a healthy jump in SP value . The current figures are pushing the SP back up and the next stage should provide us with a good profit.
I have a fair few of these. Started at 80p. Going to top up but will watch this closely. Very difficult to call.
Is this one for the Christmas Turkey award. No sign of contracts and to be honest a very silent BOD. Suspect a certain fund manager will be rattling their cage soon.
I read this that the Company if the resolution is passed will look to pay a special dividend. Good news. Please correct me if I am wrong.
Big buys coming through look for yourselves SP will start to rise quickly IMO
Topped up yesterday to add to my substantial holding. I have been in RGS since it was 80p. With the current contracts and likely wins in Europe forthcoming for 2015 the SP will rise back up to £3 plus IMO. 2 year plan plus £4. Currency fluctuations and recent acquisitions have made the sells over the top. The Director buys say it all.
DW awarded legal fees. Suggest AXS sues their Lawyers for awful advise. SP down but it does give rise to an opportunity. AXS BOD must now make the Company cash positive within the next 6 months. I am still positive here but what a mess the BOD has got itself into. Not only that it has to now work with DW to produce the stuff for Asia. Hopefully part of the deal will be no legal fees to pay but we shall see.
Sp should rise on back of any share buy back as noted in AGM notes
