But... If an MM shakes the tree to trigger 'stop losses, it is because he has buyers orders lined up.

You are correct. There is a shortage of houses because buyers outstrip supply. Thus the seller increases the price.

If there was a shortage of buyers, the prices would drop.

Buyers bring money to the table. Cash is king as they say, and for good reason

GGp will come good. But it will take news to do it.

I fear that the 5% news will disapoint many people. The expectation has been hyped, although in recent weeks a little more sanguin commentary has started to appear.

I have sold 30% of my holding in last couple of weeks to increase in UFO,.Not because I've lost belief in GGP.
I remain significantly invested and shall increase later in the year when I expect solid progress.

There is a lack of buyers.

The price can be adjusted up to encourage sellers. Or adjusted down to encourage buyers.

Clearly neither is required at the moment.
